Project Manager - Self-Perform Commercial Interiors

We are hiring an experienced Construction Project Manager to lead self-performed commercial interior projects from preconstruction through final turnover.

This position is designed for a production-focused builder—not a Project Manager whose experience is limited to coordinating subcontractors. The successful candidate will understand how to plan manpower, manage internal crews, track labor productivity, and protect project margins across drywall, metal stud framing, interior systems, exterior finishes, painting, or similar specialty scopes.

You will have direct responsibility for project financials, field execution, schedules, client communication, and overall performance. This is an excellent opportunity for a former Foreman, Superintendent, or specialty-trade Project Manager who knows how work is installed in the field and can lead multiple projects with minimal oversight.

Responsibilities

• Take full ownership of self-perform construction projects from initial planning through closeout
• Develop project schedules, manpower plans, labor budgets, and production targets
• Directly coordinate superintendents, foremen, internal field crews, vendors, and project partners
• Monitor labor hours, installation rates, crew productivity, and project costs
• Build and maintain budgets using labor requirements, material quantities, and production metrics
• Review drawings, specifications, contracts, and scopes of work for completeness and constructability
• Manage RFIs, submittals, change orders, procurement, material deliveries, and project documentation
• Lead project meetings and maintain clear communication with clients, field leadership, and company management
• Identify scheduling, staffing, coordination, and cost risks before they affect project performance
• Conduct jobsite visits to monitor safety, quality, progress, and production
• Manage punch lists, closeout documentation, and final project turnover
• Oversee multiple active projects while maintaining schedule, budget, and quality expectations

Requirements

• 5+ years of construction project management experience in a self-perform or specialty subcontractor environment
• Direct experience managing internal field crews—not solely coordinating third-party subcontractors
• Background in drywall, metal stud framing, commercial interiors, painting, exterior finishes, or related specialty trades
• Strong knowledge of labor tracking, manpower planning, production rates, sequencing, and field operations
• Ability to read and interpret construction drawings, specifications, contracts, and project documents
• Experience managing project budgets, schedules, change orders, and cost performance
• Proven ability to lead multiple projects independently
• Strong leadership, communication, organization, and problem-solving skills

Preferred Background

• Career progression from Foreman or Superintendent into Project Management
• Experience working for a drywall, framing, interiors, finishes, or specialty construction contractor
• Background delivering retail, healthcare, hospital, tenant improvement, or large commercial interior projects
• Experience managing substantial drywall or framing scopes with internal crews
• Familiarity with QuickBooks RST, Plexus, or comparable construction management software
