About the role
This is an owner-side commercial management role on an ambitious and exciting data center build in the Permian Basin. You'll be the financial backbone of the project; the person who knows exactly where every dollar is going, can spot risk before it becomes a problem, and can negotiate confidently with contractors and consultants.
Day to day, that means owning the project budget, driving cost control, managing change orders, and keeping executive leadership informed with clear, accurate financial reporting. You'll work closely with GC commercial teams and cost consultants, and you'll need to move fast. This is a high-growth, high-stakes environment where your work directly shapes project outcomes.
What you'll do
Own the overall project budget and lead financial forecasting across all phases of construction
Review and negotiate GMP and early release packages
Review and approve contractor pay applications, making sure everything adds up before anything goes out the door
Lead change order evaluation and negotiation with GC commercial teams
Track project contingency and flag financial risk early, before it snowballs
Prepare cost reports for executive leadership that are clear, accurate, and decision-ready
Coordinate closely with GC commercial teams and external cost consultants
Support financial analysis related to lease or tenant changes as the project evolves
Partner cross-functionally across development, construction, and finance to keep everyone aligned on project economics
Lead all commercial operations on-site during periods when the Director of Construction is away
Prepare monthly reporting for executive leadership
About you
10+ years of experience in construction cost management or project management
Strong GMP and commercial negotiation experience; you've done this before and you're good at it
Advanced financial and cost tracking skills; you're comfortable owning a large & complex budget
Ability to work independently and make sound decisions in a fast-moving environment
Experience with large-scale, complex construction projects
Must be familiar with BIM practices, P6 scheduling, project management tools like Procore or ACC, and CX Alloy
Nice-to-haves
Background in mission-critical or hyperscale data center projects
Familiarity with data center lease structures and tenant-side financial impacts
Experience working on the owner's side of major infrastructure developments
Comfort presenting financial findings directly to executive stakeholders
Additional Requirements
If you choose to live outside the Fort Stockton area you must be available for frequent travel to and from the site
