Your Opportunity
Scion is leading the way in student living, and the Portfolio Leasing Manager plays a vital role in supporting leasing performance across a defined portfolio of communities. This position focuses on guiding centralized leasing team members, ensuring consistency in sales approach, and driving revenue and occupancy goals through hands-on support and collaboration.
This role is a key resource for the Regional Leasing Specialist role providing coaching, performance accountability, and sharing effective leasing strategies. The Portfolio Leasing Manager thrives in a fast-paced environment where communication, adaptability, and a sharp business acumen are key to success.
Your Responsibilities
Leadership & Staff Development
- Foster a culture of accountability and growth by celebrating achievements and using sales metrics to identify and address performance gaps.
- Lead and support a team of Regional Leasing Specialists by offering clear guidance, delivering constructive feedback, and fostering skill development.
- Work closely with sales leadership to identify, interview, and onboard new team members.
- Act as a primary point of contact for Operations teams, including but not limited to Regional Managers.
- Consistent collaboration with sales training specialist to identify areas of improvement and recommend targeted training for assigned Regional Leasing Specialists.
Sales Strategy & Execution
- Manage the execution of comprehensive sales strategies to balance pricing strategy, leasing velocity, and occupancy projections.
- Communicate and oversee the execution of weekly targets with the team.
- Work closely with the Marketing team to share insights and experience that help shape and refine lead communication, ensuring messages are clear, effective, and aligned with current market trends and team goals.
- Ensure compliance with all sales and follow-up policies.
- Provide input and feedback on messaging and pricing strategy to optimize sales performance.
Revenue Management
- Track market trends, competitor performance, and pricing strategies to provide initial insights and recommendations to support portfolio pricing adjustments.
- Work closely with Property Operations teams to ensure leasing efforts align with revenue management objectives, pricing strategy, and occupancy projections.
- Collect and review data for KPIs such as leasing velocity, rate trends, and renewal rates, preparing summaries for the Sales Manager and Revenue Management team.
- Support clear communication of pricing updates to ensure team adherence of established pricing strategies.
- Assist in conducting frequent pricing reviews to identify successes and opportunities for improvement, contributing to revenue optimization across all properties.
Business Intelligence & Systems Management
- Responsible for managing property management software setup to ensure streamlined leasing.
- Conduct thorough audits of business intelligence data to ensure accuracy, compliance, and consistency with company standards and procedures.
- Utilize business intelligence platforms to improve sales processes and decision-making.
- Consistently monitor and refine AI platforms to ensure optimal functionality.

What We Require
- Sharp business and sales acumen; analytical and strategic thinking
- Experience in the Student Housing or Multi-family Real Estate industry; proficiency in current market trends and economic factors.
- Strong understanding and experience using Entrata for property management, leasing, and sales reporting.
- Proven effective leader, motivator, and supervisor; 2+ years’ experience leading a team of 3+ people. Strong understanding of the student housing industry dynamics.
- Demonstrated ability to lead and motivate a sales team to achieve targets and drive results.
- Exceptional written and verbal communication, negotiation, and presentation skills.
- Strong analytical and problem-solving abilities.
- Willingness to travel within the assigned regions periodically.
- Proficient with social media platforms
- Exemplary business and sales acumen with a proven ability to think strategically and analytically.
- Extensive experience in the Student Housing or Multi-family Real Estate industry, with deep knowledge of market trends and economic drivers.
- Expertise in property management systems (Entrata preferred) and lead management platforms.
- Demonstrated success in leading and developing high-performing teams, with 5+ years of leadership experience.
- Exceptional communication skills, with a track record of delivering compelling presentations and fostering stakeholder engagement.
- Willingness to travel periodically to support portfolio initiatives.
Operational Details
- Based at Scion’s Chicago corporate headquarters. May be required to travel periodically.
- Working hours consist of daytime business hours, requiring additional non-traditional hours during peak times and emergencies.

The base salary range for this full-time position is base + bonus + benefits. Our salary ranges are determined by role, level, and location. The range displayed on each job posting reflects the minimum and maximum target for new hire salaries for the position across all US locations. Within the range, individual pay is determined by work location and additional factors, including job-related skills, experience, and relevant education or training.
