【Project Advisory】Senior Manager

Job Description

Job Summary:

• To lead Project Advisory projects including but not limited to commissions related to Lender’s Independent Project Monitoring, Procurement Advisory, Contract Advisory, Contract Management taking responsibility for end-to-end service delivery, often with respect to various construction projects.
• To act as the key point of contact to client, ensuring that client objectives are met and that prepare objectives by due date with appropriate quality standards.

Purpose:

• We are now expanding Advisory team for construction market. To meet market requirement, we are seeking new project advisory consultant.

Detailed Job Description:

Delivery Management, To Include

Project Monitoring:

• Collecting necessary information from the borrowing development company
• Reviewing documents provided by the borrowing developer
• Setting up meeting with borrowing developer to correspond if necessary
• Preparing initial report for project audit based on provided documents and information which includes but not limited to:
  • Overview
  • Project risk assessment
  • Project cost assessment
• Performing regular monitoring of project from both project management and cost management perspective
• Preparing regular (monthly or quarterly) project monitoring report based on updated information which includes but not limited to:
  • Overview
  • Project risk assessment
  • Project cost assessment
  • Project progress assessment

Procurement Advisory:

• Communicate with client to set up suitable procurement strategy for the project
• Draft procurement strategy to illustrate:
  • Project organisation
  • Scope demarcation
  • Approach to contractors

Contract Advisory:

• Communicate with client to set up suitable contract strategy for the project
• Draft contract strategy to illustrate:
  • Project organisation
  • Scope demarcation
  • Approach to contractors
  • Risk mitigation plan

Contract Management:

• Draft contract based on client’s template
• Coordinate contract review by client’s internal stakeholder and external stakeholders such as GC, vendor, consultant
• Understand client’s risk management requirement
• Negotiate with external stakeholders as a client’s representative according to client’s risk management requirement
• Update draft contract according to negotiation
• Seek advise from client’s legal team if necessary
• Coordinate execution once terms and conditions are mutually agreed

Marketing Management, To Include

• Taking responsibility for developing new business opportunities with existing and new Turner & Townsend clients.
• Identifying and acting upon cross-selling opportunities.
• Working with Associate Directors and Directors to construct bids for new work.
• Attending formal client pitches with Assistant Directors and Directors.
• Ensuring that project case study, photograph and project CV files are kept up to date.
• Identifying and acting upon opportunities to improve project management products and services.

Internal Commission Management Accountabilities, To Include

• Knowledge management – Ensuring that key information and learning generated from each project is entered into the Turner & Townsend internal database.
• Financial management – Ensuring scheduled invoicing to clients and monitoring projects’ financial status.
• Projects are managed to the right quality standards and are completed efficiently, on time and to budget.
• Project delivery meets the client’s objectives and is in line with the conditions of appointment.
• Strong relationships are developed with clients and members of the cross-functional team.
• General line management responsibilities (where appropriate) are effectively discharged.

デリバリーマネジメント

プロジェクトのモニタリング

• 借入開発会社からの必要情報の収集
• 借入開発会社から提供されたドキュメントのレビュー
• 必要に応じて、借入開発会社とのミーティングの設定
• 提供された書類や情報に基づいて、プロジェクト監査のための初期報告書を作成する：
  • 概要
  • プロジェクトのリスク評価
  • プロジェクトのコスト評価
  • プロジェクト・マネジメントとコスト・マネジメントの両面からのプロジェクトの定期的なモニタリングの実
  • 更新された情報に基づき、定期的な（月次または四半期ごとの）プロジェクト・モニタリング・レポートを作成する：
    • 概要
    • プロジェクトリスク評価
    • プロジェクトコスト評価
    • プロジェクト進捗評価

調達アドバイザリー

• プロジェクトに適した調達戦略を設定するためにクライアントとコミュニケーションする。
• 調達戦略の草案作成

  • 請負業者へのアプローチ

契約アドバイザリー

• プロジェクトに適した契約戦略を設定するために、クライアントとコミュニケーションする。
• 契約戦略の草案を説明する：

  • リスク軽減計画

契約管理

• クライアントのテンプレートに基づいた契約書のドラフト
• クライアントの社内ステークホルダーとGC、ベンダー、コンサルタントなどの社外ステークホルダーによる契約書レビューの調整
• クライアントのリスク管理要件を理解する
• クライアントのリスクマネジメント要求に基づき、クライアントの代理人として外部ステークホルダーと交渉
• 交渉に基づき、契約書ドラフトを更新
• 必要に応じてクライアントの法務チームに助言を求める
• 契約条件が相互に合意された後の実行調整

マーケティング管理

• 既存および新規のターナー＆タウンゼントクライアントとの新規ビジネスチャンスの開拓を担当する。
• クロスセリングの機会を特定し、行動する。
• アソシエイトディレクターやディレクターと協力し、新規業務の入札を構築する。
• アシスタントディレクターやディレクターと共に、クライアントへの正式なプレゼンテーションに参加すること。
• プロジェクトのケーススタディ、写真、プロジェクトの履歴書が常に最新の状態に保たれていることを確認する。
• プロジェクトマネジメント製品およびサービスを改善する機会を特定し、それに基づいて行動する。

以下を含む内部委託管理責任

• ナレッジマネジメント - ターナー＆タウンゼント社内のデータベースに各プロジェクトから発生した重要な情報と学習が入力されていることを確認する。
• 財務管理 - クライアントへの定期的な請求書の発行とプロジェクトの財務状況の監視。
• プロジェクトは適切な品質基準で管理され、効率的、期限内、予算内に完了する。
• プロジェクトの納品がクライアントの目的を満たし、任命条件に沿ったものであること。
• クライアントや部門横断チームのメンバーと強固な関係を築く。
• 一般的なライン管理責任（適切な場合）を効果的に果たす。

Qualifications

Required 

• Business-level proficiency in both English and Japanese
• Bachelor’s degree in Architecture, Mechanical & Electrical (M&E) Engineering, Construction Management, or a related field
• Knowledge and experience in Project Management, Cost Management, Electrical Engineering, Mechanical Engineering, or equivalent disciplines

Professional 

Candidates must possess at least one of the following:

• MRICS (Member of the Royal Institution of Chartered Surveyors)
• CCMJ (Certified Construction Manager Japan)
• First-Class Architect (Ikkyu Kenchikushi)
• First-Class Construction Management Engineer (Ikkyu Sekou Kanri Gishi)
• Certified Cost Manager (Building Surveyors Institute of Japan)
• Certified Estimator (Building Surveyors Institute of Japan)

Skills & Experience

• Minimum 5 years of project management, cost management, or construction management experience within the construction industry
• Proactive attitude with the willingness to take on and successfully complete unfamiliar tasks
• Advanced proficiency in Microsoft Word, Excel, and PowerPoint
• Strong Excel skills, including practical use of functions such as:
  • SUM
  • SUMIF
  • SUBTOTAL
  • XLOOKUP
  • COUNT
  • COUNTIF
  • IF
• Thorough understanding of the complete project lifecycle, from project conception through design, procurement, construction, commissioning, handover, and post-project review
• Strong knowledge and practical application of project management methodologies, tools, and techniques
• Design, project management, or construction experience gained within a general construction environment
• Experience leading project management assignments for large-scale and complex construction projects
• Direct experience in data center projects, including design, procurement, commissioning, and equipment delivery
• Previous consulting experience is preferred

• 建設業界における設計、施工管理、またはプロジェクトマネジメント経験
• 高度な複雑性を伴う大規模建設プロジェクトをリードした経験
• データセンタープロジェクトにおいて、設計、調達、機器導入、試運転（Commissioning）を含む実務経験
• PM/CMファームまたはコンサルティング会社での業務経験があれば尚可
