The Opportunity
The Facilities Manager plays a critical role in ensuring the physical condition, cleanliness, and safety of the community. Reporting to the General Manager, this position oversees all maintenance operations including work order management, preventative maintenance, vendor coordination, and amenity upkeep. The Facilities Manager is a key partner in supporting resident satisfaction, operational excellence, and long-term asset preservation through leadership and proactive maintenance strategies.

The Responsibilities
Daily Operations & Maintenance
- Oversee and complete all assigned work orders efficiently and with quality.
- Develop and implement a preventive maintenance plan for systems and equipment.
- Ensure amenities and common areas are clean, operational, and visually appealing.
- Maintain landscaping, curb appeal, and outdoor cleanliness standards.
- Update and manage facility dashboards and records to track maintenance progress.
Team & Vendor Coordination
- Lead make-ready processes to ensure apartments are move-in ready.
- Oversee and enforce secure key management procedures.
- Schedule and coordinate vendors for maintenance services and inspections.
- Perform and supervise pool maintenance in compliance with safety standards.
- Manage staff schedules to ensure timely task completion and proper coverage.
- Maintain a clean, organized, and OSHA-compliant maintenance shop and inventory.
- Facilitate daily collaborative pre- and post-shift meetings with General Manager to align on daily priorities, review weekly objectives, and coordinate adjustments that drive team success and operational consistency.
Compliance & Safety
- Conduct regular property and unit inspections to uphold safety and cleanliness standards.
- Enforce safe practices in all maintenance activities and among team members.
- Lead and participate in CX Walks to identify and address service issues proactively.
- Maintain detailed records through the Property Tracker for internal reporting and audits.
Seasonal & Situational Responsibilities
- Escort vendors for capital projects, renovations, and emergency repairs.
- Coordinate and execute immediate move-ins and ensure timely unit readiness.
- Support Turn planning and execution during high-volume leasing periods.
- Facilitate unit transfers and ensure quality control on both ends of the process.
- Assist with site improvements and renovation support as part of capital project efforts.
- Participate in executive visit preparations, audits, and community events tied to facilities conditions.
What We Require
- 3+ years of experience in facilities, maintenance, or building operations
- Supervisory experience preferred
- Knowledge of HVAC, plumbing, electrical, pool maintenance, and general repair
- Excellent organizational and time management skills
- Ability to work independently and manage a team
- Availability for emergency response and on-call needs
- Familiarity with maintenance dashboards and property systems preferred
Preferred Certifications
- EPA Certification (HVAC)
- CPO (Certified Pool Operator), if applicable
- OSHA training or equivalent safety certification
Operational Details
- Full-time, on-site position.
- Job location is at the assigned community.
- Evening and weekend availability may be required during peak seasons, emergencies, or inclement weather.
- Serves in an “on-call” capacity, except during approved PTO periods
- May be called upon to provide additional support to other communities within the portfolio beyond your home property, based on operational needs.
