F&F Property Management is seeking an experienced, hands-on Maintenance Supervisor to support maintenance operations across our multifamily portfolio throughout San Diego County. This position plays a key role in overseeing day-to-day maintenance operations, service response standards, preventive maintenance programs, vendor coordination, and apartment turns while ensuring communities are maintained to high operational and safety standards.
This is a portfolio-based leadership role supporting approximately 1,200 units across 47 multifamily communities. The Maintenance Supervisor will work closely with the Regional Manager and Property Operations leadership to support maintenance performance, resident satisfaction, and team accountability across the portfolio.
This position is highly supported by a dedicated scheduler/coordinator and the management team, allowing the Maintenance Supervisor to focus on field leadership, service quality, team oversight, and operational execution.
The responsibilities of this position extend to all F&F Properties throughout San Diego County, requiring regular travel between communities and a strong ability to prioritize and manage multiple property needs simultaneously.

KEY RESPONSIBILITIES
Maintenance Operations & Service Delivery
Support and oversee maintenance operations across all F&F Properties throughout San Diego County. Lead work order management, service response standards, apartment turns, and routine maintenance support while helping ensure timelines and quality expectations are met.
Conduct routine property inspections to identify maintenance, safety, and curb appeal needs. Ensure building systems including HVAC, plumbing, electrical, irrigation, and life-safety systems are operating effectively. Support preventive maintenance programs and seasonal maintenance schedules.
Serve as an escalation point for complex resident service issues and emergency situations. Coordinate emergency maintenance response and after-hours support as needed.
Team Leadership & Development
Provide leadership, direction, accountability, and support for maintenance staff. Assist with recruiting, interviewing, onboarding, and training maintenance team members.
Maintain and reinforce established expectations for customer service, safety, workmanship, communication, and documentation. Promote effective communication, accountability, teamwork, professionalism, and operational consistency across the maintenance team.
Vendor & Project Management
Manage vendor relationships, project coordination, scopes of work, bids, and scheduling. Assist in determining when projects should be handled internally versus outsourced.
Oversee vendor performance, quality control, and invoice approvals. Support capital improvement planning and larger repair projects. Monitor tools, equipment, vehicle usage, and safety practices.
Budgeting, Reporting & Compliance
Assist with monitoring maintenance expenses, vendor invoices, and operational needs across the portfolio. Help track work order completion, apartment turn timelines, emergency response, and preventive maintenance progress to support overall operational goals.
Ensure compliance with OSHA standards, company policies, local codes, and safety practices. Maintain accurate maintenance records, inspections, and vendor documentation. Support fair housing compliance and resident privacy standards.
Requirements
What We’re Looking For
Strong leadership and accountability with a customer service mindset. Ability to prioritize in a fast-paced, portfolio environment. Calm decision-making under pressure with strong communication and follow-through. High standards for quality, safety, and operational consistency.
4+ years of multifamily maintenance experience preferred. Prior maintenance leadership or supervisory experience. Strong knowledge of building systems, apartment turns, preventive maintenance, and vendor coordination.
Experience managing maintenance operations across multiple properties is preferred. Strong organizational, prioritization, and problem-solving skills required. Experience with property management/work order systems preferred. Proficiency with Microsoft Office required. Valid driver’s license and ability to travel throughout San Diego County required.
Preferred Qualifications
HVAC/EPA certification, CPO, or related trade certifications preferred. Bilingual English/Spanish preferred.
Physical Requirements
Regular travel between properties throughout San Diego County. Frequent walking, standing, climbing stairs, and outdoor work. Ability to lift and carry materials/tools up to 50 lbs. Ability to safely operate maintenance tools and standard office equipment.
