Classification: Hourly, Non-Exempt

Position Type and Expected Hours: Full-time, standard business hours with occasional evenings or weekends as needed. Overtime may be required based on operational needs.

Reports to: Community Manager and Director of Facilities

Job Summary: The Area Facilities Supervisor is responsible for overseeing all maintenance operations at their assigned property while also providing leadership and support to maintenance teams across multiple properties within their designated portfolio. This role ensures that all maintenance activities align with company standards, including preventative maintenance, safety compliance, capital project execution, and timely completion of work orders and unit turns. The Area Facilities Supervisor plays a critical role in training and developing maintenance associates, maintaining asset quality, and fostering a culture of service excellence.

Essential Functions (including but not limited to):

  • Directly oversee maintenance operations at assigned property while supporting maintenance teams at other properties within the designated area.
  • Lead and train maintenance associates to uphold service excellence and operational efficiency.
  • Manage and oversee the unit turn process, ensuring timely completion and quality standards.
  • Conduct site audits to assess compliance with curb appeal, cleanliness, preventive maintenance, and asset management.
  • Ensure full implementation and training of Computerized Maintenance Management System (CMMS) at all properties.
  • Enforce safety compliance, including OSHA standards and company safety policies.
  • Respond to maintenance concerns and ensure timely resolution at the assigned property and within the portfolio.
  • Communicate with Regional Managers, community teams, and stakeholders to address maintenance needs proactively.
  • Assist in the development, budgeting, and execution of capital expenditure plans.
  • Oversee capital projects to ensure adherence to budget, timeline, and quality expectations.
  • Establish and maintain relationships with vendors and contractors to support maintenance operations.
  • Promote environmentally sustainable practices and energy-efficient initiatives.

  • In-depth knowledge of apartment maintenance, HVAC, plumbing, electrical, carpentry, and safety compliance.
  • Ability to implement and oversee preventive maintenance programs.
  • Proficiency in maintenance management software and Google Suite.
  • Strong understanding of OSHA regulations and safety compliance.
  • Effective communication and collaboration skills with residents, staff, and leadership.

Key Performance Indicators:

  • Work Order Close Rate – Maintain an 80%+ close rate within 48 hours (excluding non-workdays) by streamlining processes and prioritizing task execution to drive operational efficiency and resident satisfaction.
  • Unit Inspections & Preventive Maintenance – Achieve 80% compliance across all properties for unit inspections and scheduled PM tasks by December 2025.
  • Facilities & Safety Audits – Ensure 100% completion of required Facilities & Safety audits across the entire portfolio.

Supervisory Responsibilities (including but not limited to):

  • Oversee the maintenance team at the assigned property.
  • Provide training and leadership to maintenance teams at multiple properties.
  • Evaluate team performance and provide coaching for professional growth.
  • Ensure maintenance staff adherence to company policies and safety standards.

Work Environment:

  • Work is performed both indoors and outdoors, with exposure to various weather conditions.
  • Environments may include active construction or maintenance sites with moderate noise levels.

Physical Demands:

  • Ability to remain stationary for extended periods (8-10 hours).
  • Frequent bending, stooping, reaching, and lifting.
  • Lift/move/carry up to 50 lbs occasionally and 10 lbs frequently.

Travel:

  • Regular travel between assigned properties within the designated area.
  • Occasional overnight travel may be required for training or company meetings.
  • This position requires occasional travel, which may include air travel as necessary to attend property site visits, meetings, or company events. Employees must be able and willing to travel by plane when required to fulfill the responsibilities of the role.

Required Education and Experience:

  • 3-5 years of experience in maintenance supervision within student housing, multi-family, or a related industry.
  • Experience managing multiple properties preferred.

Additional Eligibility Qualifications:

  • Certified Pool Operator (CPO) and HVAC certification required.
  • Fair Housing Training preferred.
  • Valid driver’s license required.
  • Spanish fluency preferred.
