About the company

At Fora, we’re re-imagining what the workplace can be.

We create inspiring, design‑led spaces that blend hospitality, community, and wellbeing - so people can work productively, creatively, and happily.

From our first London workspace over 20 years ago, we’ve grown to 60+ locations across the UK, supporting 30,000+ members and partnering with trailblazing brands like Ocado, The British Fashion Council, and Pangaia.

Backed by The Office Group, Blackstone, and Brockton Capital, we’re growing fast and pioneering conscious design, sustainable construction, and workspaces that empower people to work in their own unique way.

At Fora, we’re not just shaping workplaces, we’re shaping the future of work.

What you’ll be doing

At Fora, we create inspiring workspaces where people and businesses can thrive. Behind every seamless member experience is a high-performing, detail-driven Facilities team—and we’re now looking for a Senior Area Facilities Manager to help take our estate to the next level.

This is a pivotal role at the heart of our operations. You’ll partner closely with our Technical Services Lead, working across our portfolio to elevate service delivery, drive operational excellence, and lead key initiatives around energy, compliance, and capital investment.

Drive operational excellence across our estate

  • Support the management of all technical services contracts (planned and reactive)
  • Build strong relationships with key external contractors
  • Oversee large-scale reactive works, ensuring timely delivery and SLA adherence
  • Act as a key link between building teams, contractors, and central technical services

Lead and develop people

  • Manage and mentor Area Facilities Managers across the portfolio
  • Provide guidance and support to ensure consistent, high-quality delivery

Own capital projects and investment planning

  • Coordinate capital projects from planning through to delivery
  • Own and maintain the capital tracker, ensuring budgets and timelines are met
  • Work cross-functionally to deliver improvements that enhance our spaces and reduce issues

Champion compliance and quality

  • Conduct audits, surveys, and quality assurance across buildings
  • Develop frameworks to proactively monitor contractor performance
  • Ensure compliance with Health & Safety standards and legislation

Lead energy & sustainability initiatives

  • Own Fora’s energy management plan
  • Identify opportunities to reduce consumption, cost, and carbon impact
  • Work with internal and external stakeholders to deliver measurable improvements

Keep everything running smoothly

  • Support enterprise locations with communication and issue resolution
  • Manage smaller service contracts (e.g. lifts, life safety systems)
  • Ensure actions from risk assessments are tracked and completed

Why Fora?

We’re not a traditional workspace provider—and this isn’t a traditional FM role.

You’ll be part of a business that genuinely cares about:

  • Creating exceptional spaces that people love to be in
  • Continuous improvement, not just maintenance
  • Sustainability, with a strong focus on energy and carbon reduction
  • People, with a collaborative, supportive culture

Requirements

What we’re looking for

You’re a confident, technically-minded facilities professional who thrives in a fast-paced, multi-site environment.

Experience & knowledge

  • Previous experience in an Area Facilities Manager (or similar) role
  • Strong understanding of M&E contract management
  • Experience managing outsourced contractors and service delivery
  • Good all-round knowledge of facilities management, compliance, and H&S

Skills & mindset

Highly organised with a strong eye for detail

  • Comfortable juggling multiple priorities and deadlines
  • Strong communicator—able to influence internal teams and external partners
  • Proactive and solutions-focused, always looking to improve how things are done
  • Calm under pressure, with a positive, collaborative approach

Nice to have

  • Customer service experience
  • Professional qualifications (e.g. RICS or equivalent)
