### Purpose

Maintain the performance and reliability of building systems across Allied’s portfolio. As an Assistant Building Operator, you will perform a broad range of building operations and maintenance duties to ensure our properties operate efficiently, safely and to a high standard of physical quality. 

Reporting to the Manager, Technical Services, you will collaborate across our organization to address both the planned and unplanned operational needs of our buildings and support the continued performance of Allied’s portfolio. 

### Responsibilities
  • Conduct daily rounds and regular inspections as assigned. 
  • Collaborate with all departments to ensure smooth building operations. 
  • Respond to tenant concerns in a timely manner and assist in finding appropriate solutions. 
  • Record all services performed in Yardi work order management system. 
  • Ensure all equipment and systems are operated in a safe and efficient manner. 
  • Complete maintenance and repairs as required, including carpentry, drywall and paint, lamp replacement, washroom and fixtures, and others. 
  • Carry out assigned preventative maintenance tasks as prescribed on equipment and systems.  
  • Assist with pick-ups and deliveries of various materials from and to properties under management.  
  • Maintain shop and equipment inventory, request replacement inventory as required.  
  • Ensure signage and lighting are in good working condition.  
  • Maintain cleanliness and service of all common areas and mechanical rooms. 
  • Ensure compliance with any and all applicable government regulations.  
  • Comply with company policies and procedures and ensure building standards and efficiencies are maintained.  
  • Support Building Operators with monitoring, testing and inspections of building systems including but not limited to security system, fire alarm panel and sprinkler system, etc. 
  • Take daily readings of all major equipment, if applicable, including but not limited to air supply temperatures, water temperatures and pressure readings, etc.  
  • Support Building Operators with monitoring of building security system, fire alarm panel and sprinkler system regularly for proper operation and report any discrepancies.  
  • Support Building Operators with weekly, bi-weekly, and monthly testing and assist in conducting the required fire drills. 
  • Ensure all health, safety and security procedures are adhered to and areas of concern are reported to the appropriate parties in a timely manner to limit exposure to liability and loss. 
  • Other duties as assigned. 
  • ### Qualifications
  • Minimum 1-2 years experience in building operations or general maintenance in a commercial, retail, residential, or industrial environment 
  • Experience with HVAC, Plumbing, Electrical, Fire Alarm, and other related equipment and systems. 
  • Grade 12 or equivalent. 
  • Strong hands-on knowledge of general maintenance 
  • Sound knowledge of building systems and emergency procedures.  
  • Knowledge of Occupational Health and Safety Act, knowledge of Workplace Hazardous Materials Information Systems (WHMIS) and First Aid and CPR training. 
  • Experience in working at heights 
  • An assertive self-starter with the ability to work independently under minimal supervision. 
  • Great time management skills and ability to prioritize work in order to deliver successful results within agreed upon time frames. 
  • Innate curiosity, a growth mindset and a life learner 
  • Good oral, written communication and customer service skills. 
  • Collaborative and team player. 
  • Good judgement and decision-making skills. 
  • Computer literate. Knowledge of Yardi FM and/or Angus is an asset
