Olympus Property is currently looking for a Regional Maintenance Manager with established experience in the multifamily industry to lead regional group of Groundskeepers, Housekeeper, Make Ready Technicians, Maintenance Technician and Lead Maintenance Technicians.
This role is based out of Fort Worth, TX and requires residency in or near Dallas-Fort Worth, or willingness to relocate.
Responsibilities Include:
- Improve bench strength of maintenance positions through excellent leadership, communication, training, inspections and mentoring.
- Visit properties and conduct periodic inspections to review, in detail, the property’s common areas, maintenance shop and other areas. Target is to visit each property in your region twice per year.
- Partner with Director, Regional Maintenance in developing training tools in support of Maintenance needs and initiatives. Provide technical training and support, both on-site and virtually, for maintenance staff members. Training to include, but not limited to policy and procedures, One-Site, and budgeting.
- Ensure the preventative maintenance program is being completed by performing audits at all properties when visiting.
- Assess maintenance metrics (i.e. – service requests timing, unit availability/turnaround) and work with Lead Maintenance, Business Manager and Regional Managers in developing solutions to increase productivity.
- Evaluate, develop and recommend maintenance polices that will ensure compliance of federal regulations, safety standards and process efficiencies.
- Review property upgrades and work with Business Manager to ensure proper tracking and expense management.
- Assist Regional Managers in partnering with vendors to ensure best practices and pricing for regions.
- Work with Property and Regional Managers, HR and Safety team towards identifying and resolving safety concerns, thus reducing worker’s compensation exposure.
- Assist in managing capital projects under 10K when needed.
- Partner with SVP to determine regional support needed to schedule accordingly and communicate schedules to Director of Regional Maintenance.
- Periodically assists property teams with needed support by providing on-the-job training while accomplishing tasks.
- Perform other duties as assigned.
Essential Needs:
- Experience: Generally 3-5+ years in multifamily maintenance and facility operations..
- Technical Proficiency: Expertise in building automation systems (BAS) and Computerized Maintenance Management Systems (CMMS). Proficiency with Microsoft Office applications, including Outlook, MS Word and Internet.
- Certifications: Professional credentials like the Certified Facility Manager (CFM) or Facility Management Professional (FMP) are highly preferred.
Physical Demands:
- Occasionally lift and/or move up to 50 pounds.
- Manual dexterity - the ability to quickly move the hand, hand together with the arm, or both hands to grasp, manipulate, handle, install, position, move, manipulate, or assemble.
- Multi-limb coordination - the ability to coordinate two or more limbs (for example, two arms, two legs, or one leg and one arm) while sitting, standing, or lying down. It does not involve performing the activities while the whole body is in motion.
- Finger dexterity - the ability to make precisely coordinated movements of the fingers of one or both hands to grasp, manipulate, or assemble very small objects.
- Static strength - the ability to exert maximum muscle force to lift, push, pull, or carry objects.
- Excellent communication skills, both oral and written.
- Excellent troubleshooting ability.
- Ability to see the big picture and make strategic recommendations with regard to solving problems, selecting vendors, etc.
