About the Role

The Field Operations Assistant Manager is a top-performing leader deployed to support properties during transitions, staffing gaps, or periods of operational need. In this role, they are responsible for supporting the assigned property’s Community Manager in all aspects of property management, including leasing, rent collection, maintenance coordination, resident relations, and financial reporting. 


As part of the broader Field Operations Team, they may assist with onboarding new office team members, supporting lease-ups, conducting operational audits, delivering one-on-one coaching to underperforming team members, and stepping in during critical periods to assist with stabilizing site operations and maintain continuity of service. All work must be carried out in compliance with Fair Housing regulations, employment law, and Roundhouse policies.


Primary Responsibilities

  • Support property transitions and takeovers by helping to establish core operational systems, aligning teams, and setting the stage for a successful launch that reflects Roundhouse values and performance expectations.
  • Provide interim assistance at properties with open Assistant Community Manager positions to ensure operational continuity.
  • Support underperforming properties by identifying root causes of operational issues in collaboration with Field Operations Support Manager.
  • Deliver one-on-one coaching and training to underperforming on-site team members focused on operational execution.
  • Serve as a field mentor and culture carrier for the broader Roundhouse team, modeling best practices, Core Values, and Team Norms. 
  • Assist in the preparation of monthly and annual financial reports as needed, including occupancy reports and delinquency reports.
  • Provide suggestions on and assist in the planning and execution of resident retention initiatives.
  • Provide on-site leadership and operational support by assisting with leasing efforts, delinquency management, resident and prospect communication, and delivering exceptional move-in experiences as needed.
  • Provide portfolio-wide recommendations by analyzing performance trends, identifying operational gaps, and implementing best practices to drive efficiency, consistency, and long-term excellence across all properties
  • Collaborate with cross-functional teams to standardize processes, optimize resource allocation, and enhance overall operational effectiveness.
  • Ensure that your community is adhering to city, state, and federal Fair Housing laws, and relevant city and state laws regarding resident screening, resident relations, general community operations, and marketing standards.
  • Ensure that all property management policies and procedures are followed. 
  • Follow all safety procedures as outlined in the Employee Handbook, SOPs, and safety labels on all equipment.
  • Maintain a professional demeanor and always represent the company in a positive manner.
  • Perform other related duties as assigned, in compliance with applicable laws and consistent with the essential functions of the role.


Requirements

  • Ability to travel up to 75% of the time based on portfolio needs.
  • High school diploma or equivalent; some college coursework in business, real estate, or a related field is preferred.
  • A minimum of one-year of Assistant Community Manager experience with Roundhouse strongly preferred.
  • A minimum of two years of sales experience strongly preferred.
  • A minimum of two years of experience in onsite multi-family housing strongly preferred.
  • Must be proficient in Microsoft Word, Excel, PowerPoint, Outlook.
  • Experience with property management software highly preferred (Yardi Voyager, RentCafe, AIRM, and CRM). 
  • Knowledge of applicable laws and regulations related to property management.
  • Strong desire to lead in your role and the local community.
  • Excellent communication, interpersonal, and problem-solving skills.
  • Customer service oriented, with a high level of professionalism and integrity.
