Role
The role of a Construction Manager is to oversee the building of Nuvia Centers and Labs from start to finish. They are responsible for ensuring that the project is completed on time, within budget, and to required quality standards. They work closely with architects, contractors, subcontractors and inspectors to manage the construction process and ensure that all parties are working together effectively and efficiently to meet launch goals.


Responsibilities

  • Upon identification of target city, work with local partners to identify potential contractors for building project.
  • Once LOI has been submitted, visit space with potential contractors and dental vendor to understand the breadth of the project, building nuances and each contractor's proposed approach to project.
  • Secure each contractor’s bid, reviewing for accuracy of project plan.
  • Communicate, both verbally and through written format, Nuvia’s built-out expectations and standards to potential contractors.
  • Upon lease signature and after consulting with the Director of Expansion & Facilities, hire contractor.
  • Work with contractors to secure a construction timeline, set up weekly meetings and create a walk-through schedule.
  • Oversee the selection of contractors and subcontractors, and manage the bidding process.
  • Manage the construction process, including monitoring progress, identifying and addressing issues, and ensuring that all work is completed to the required quality standards and timeline.
  • Coordinate with all vendors on scheduled installs, ensuring project phase is conducive to said work.
  • Communicate with the Expansion Team regularly to keep them informed of progress, issues, and changes to the project.
  • Work with contractors and city inspectors to ensure the successful completion of city inspections.
  • Ensure certificate of occupancy is in hand on project end date.

  • Interface closely with the city permitting department, both at the beginning of project submission and weekly during project, building effective relationships to enable optimum permitting process.
  • Identify state, city and municipal permitting, inspection timelines, certificate of occupancy timelines.


Requirements

  • Strong belief in the ability to control outcomes through perseverance, problem solving and creative thinking.
  • Ability to travel 2-3 weeks out of the month when necessary
  • Ability to communicate effectively with other team members and work together as a team.
  • Strong communication, leadership, and organizational skills.
  • Ability to have difficult conversations with contractors, subcontractors, vendors and city inspectors to assure on-time project completion.
  • Knowledge of building codes, safety regulations, and other legal requirements.
  • Understanding of both Nuvia and landlord building responsibilities per lease.
  • Ability to manage multiple projects simultaneously.
  • Make sure Monday.com remains updated at the end of every day.
