Description
The Evening Maintenance Attendant is responsible for maintaining the cleanliness, safety, and readiness of community common areas and residential units in accordance with Company (QSL Management) standards. This role performs daily common-area cleaning and assists with room turns to prepare apartments for new residents while supporting a safe, attractive, and welcoming community environment.

The Evening Maintenance Attendant works collaboratively with the following stakeholders:
- Community staff and corporate teams
- Consultants and Vendors
- Residents, family members, and community groups
- Federal, County, State, and City officials
Qualifications
- Must successfully complete all QSL Management–specified training programs
- Minimum of one (1) year of experience in one or more of the following areas:
- Plumbing
- Electrical
- Painting
- Flooring
- HVAC
- Plumbing
- Ability to handle standardized work situations with limited variability
- Ability to work various schedules and shifts as needed
- Ability to safely use basic maintenance and landscaping hand tools and light power tools, including but not limited to:
- Shovels, rakes, blowers, mowers
- Drills, saws, sanders, buffers
- Vacuums and carpet extractors
- Shovels, rakes, blowers, mowers
- Ability to work with caustic materials and cleaning equipment and understand safety procedures
- Must be able to read, understand, and follow safety instructions in English
- Valid driver’s license required
Areas of Responsibility
The Evening Maintenance Attendant is responsible for, but not limited to, the following duties:
- Provide cleaning services for business offices, apartments, interior and exterior common areas, and community amenities to ensure they remain safe, neat, clean, and attractive
- Perform floor care services for carpet, vinyl, tile, and wood flooring, including vacuuming and extracting
- Assist in maintaining community grounds, including sidewalks, walkways, stairways, building exteriors, and garden areas
- Compact and remove trash and debris from community areas
- Assist with unit turnovers to prepare apartments for new residents, including tasks such as:
- Changing plumbing fixtures
- Replacing switches, light fixtures, and doorknobs
- Painting walls
- Changing plumbing fixtures
- Work closely with the General Manager (GM) to prioritize apartments for room turns
- Complete room turn tasks daily and communicate progress to the GM for updates to the Rent Ready Tracker
- Notify management of repair needs or maintenance concerns
- Promptly report unsafe or hazardous conditions to a supervisor
- Demonstrate accuracy, attention to detail, and thoroughness in all work performed
- Perform additional duties as assigned
