Job Title: Real Estate Analyst
Corporate Support Center - Abingdon, VA
Outline Of Job Duties:
- Acts as the primary administrator for the Real Estate Department for the real estate software system (AMT)
- Assists all AMT users on their initial system inquiries before engaging IT or AMT resources
- Provides primary support on the AMT modules utilized with subject matter expertise expected on the new Accounts Payable (A/P) and Accounts Receivable (A/R) modules
- Maintains updated and accurate information in the system to support the commercial real estate portfolio
- Acts as the primary resource for the Real Estate Department to respond to tenant/landlord questions
- Researches and resolves inquiries regarding monthly charges, outstanding amounts due, annual NNN reconciliations, and other requests for follow-up from the management team
- Acts as the primary contact for the Real Estate Department to facilitate the financial processes that support the effective and efficient management of the commercial real estate portfolio transactions
- Communicates across all departments including F&A, Store Development, and Legal to complete the cross-functional tasks on-time and on-budget. Keeps open lines of communications with all senior leaders to proactively address issues and facilitate collaboration. Attends business meetings as necessary.
- Prepares/Reviews timely and accurate responses on all transactional inquiries related to A/P, A/R, Accounting, Budgeting, Credit & Collections, Expense/Invoice Management, Financial Reporting, Fixed Assets, Investment Planning & Analysis, Leases, Legal, Reconciliations, Store Development, and Tax
- Prepares/Reviews complex annual NNN (triple net lease) reconciliations and related billings for income and expense leases. Ensures timely and accurate completion of these functions to meet lease requirements and/or industry standards.
- Prepares/Reviews information on daily cash receipts/tenant rents including monitoring AR balances and compiling financial statements & reports as needed.
- Prepares/Reviews invoices for accuracy, account coding, and to confirm that goods and/or services were actually received. Research and reconcile vendor and contractor accounts as required, including the prevention of recording/paying duplicate invoices.
- Prepares/Reviews for payment all contractor and vendor pay requests and invoices. Confirms accuracy of such payment requests/invoice, including accuracy of all mathematical calculations.
- Prepares/Reviews accounting lease administration functions to include required preparation of sales reports, payment of required commissions, rental set up and accuracy oversight, etc.
- Prepares/Reviews general ledger month-end closing journal entries, account reconciliations, and financial statements to provide business reporting and analysis to Real Estate management team
- Prepares/Reviews tenant/credit vetting and collection follow-up needs. This duty includes working with delinquent tenants in a tactful/professional, but effective manner when outstanding receivables exist.
Qualifications/Skills Required:
- Bachelor’s Degree (or higher) in Real Estate, Accounting, Finance, or related business field preferred or at least three (3) years equivalent work experience and education, preferably with a real estate emphasis
- Excellent organization, verbal/written communication, and customer service skills
- Up to 10% travel for on-site exposure and execution of essential commercial real estate business processes
- Proficient in computer software skills, including experience with integrated accounting software systems, real estate software systems (AMT), and Microsoft Office software (Excel, Word, Outlook)
- Ability to prioritize duties, handle multiple projects, work in a team setting, and meet deadlines
- Candidate must be creative, flexible, have strong technical aptitude; detail oriented with strong analytical and problem-solving skills
- Self-starter who can work autonomously in a fast paced and dynamic environment
- Intellectual curiosity and passion for the commercial real estate business and our geographic retail footprint
