Job Title: Project Manager, Construction & Special Projects

ONroute is the proud operator of 22 convenient plazas along Highways 400 and 401 in Ontario. Our locations are designed to provide travellers with fresh and exciting food and beverage options, gas, and other amenities that improve the public’s travel experience.

Job Summary:

Reporting to the VP, Facilities Management & Construction and working closely with the Senior Regional Facilities Manager, this new position of Project Manager, Construction & Special Projects, requires a great deal of cross-functional and collaborative commitment and expertise. It serves as the linchpin, planning multiple complex project workstreams across the company, with a focus on managing timelines, costs, safety, and quality implementations. The ideal candidate will have a proven record of accomplishment of successful completion, end-to-end multi-occupancy build projects of 2,000 sq ft and up, and the complete delivery of external hard landscaped areas of 30,000 sq ft and up.

Accountabilities:
• Build strong working relationships with internal team and external contractors and vendors in order to proactively and reactively address and complete project deliverables.
• Work cross-functionally to detail and track specific project deliverables
• Create a timeline of goals to be met, assessing status, and delivering updates to the Leadership team on a regular basis.
• Develop project plans for multiple departments and Plaza teams and communicate and collaborate with team to provide training and information.
• Outline the tasks involved in the project and delegate project tasks to teams best suited to complete them.
• Track project performance and analyze deliverables against requirements
• Prepare and implement a budget based on estimates and ensure that all budgetary objectives are met, adjusting as needed.
• Conduct cost analysis, estimating expected costs for the project.
• Document progress of project in variety of project reports; approving changes to building specifications
• Coordinate teams to ensure that work is completed on time, to specifications, and with accuracy, safety and efficiency.
• Provide day-to-day direction, coaching, and guidance on site projects to internal and external project teams.
• Coordinate site activity of general contractors, architects, sub-trades, engineers, landscapers, suppliers, government authorities, landlords and construction company staff to ensure communications and problem resolution
• Oversee construction and conduct periodic site inspections; conduct final inspections, recording deficiencies, establishing time frames for their correction, and conducting follow-up inspections to ensure that they are corrected.
• Act as a liaison between company, customers, and vendors and drive alignment and engagement to deliver common goals.

• Role model company values and standards to help shape a positive, respectful workplace culture.
• Address questions, concerns, and/or complaints throughout the project and works to deliver effective solutions.
• Work with external providers to deliver key metrics and activities to deliver internal project goals on time, within (or under) budget.
• Confidently present go-no-go status to the Leadership team, as needed.
• Conduct risk assessments; reports identified risks to management; provides recommendations for mitigation of risk.
• Proactively maintains up-to-date knowledge of federal, provincial, local, safety, industry, contractual, and company regulations, codes, standards, specifications, and best practices; in order to ensure compliance of all projects.
• Proactively maintain up-to-date knowledge of business operations, SOPs, policies and practices.
Qualifications, Competencies, Skills, and Work Environment:
• Post-secondary degree in a related field, which should include Construction Engineering.
• Minimum five years of related experience required with a strong proficiency and knowledge in construction and project management in a cross-functional, fast-paced organization.
• PMP, PgMP, CAPM, and/or comparable project management certification
• A skilled professional who demonstrates credibility, trust, and discretion as well as having a highly collaborative and customer-first mindset.
• Be agile, demonstrate a strong sense of urgency and able to quickly pivot to support unanticipated changes in a fast-paced work environment.
• Strong verbal, written and interpersonal communication skills with an ability to effectively communicate, and influence and advise internal and external teams.
• Has previous supervisory experience with the ability to lead, coach and guide project/ site teams.
• A resourceful problem solver with sound judgment and decision-making skills.
• Excellent organizational skills and attention to detail, capable of prioritizing multiple tasks simultaneously while delivering on commitments.
• Experience with Microsoft Office (Word, Excel, PowerPoint) and the ability to prepare documents, spreadsheets, and presentations.
• Ability to support and respond to the needs of a 24-hour day, 7 days per week work environment that may require evenings and weekend support.
• Ability to set up a suitable home office work environment to perform telecommuting work as required.
• Must have a reliable and accessible vehicle for all driving seasons and conditions and a valid driver's license in good standing to travel to ONroute plazas, the Resource Centre and attend company Meetings and other functions across Ontario, as required.
