Job Description:
Join a rapidly growing property company at the forefront of the real estate market. The Graduate / Assistant Building Surveyor is required to work as part of the Building Consultancy Division, under the direction of the Building Surveying Directors, Associates and Senior Surveyors to undertake or assist in the delivery of core services offered by the company.
Our clients are primarily Residential Property Managers specialising in the management of all types of purpose-built residential developments across the UK, but also include commercial, retail, and industrial asset classes.
Key Responsibilities:
- Acting and assisting qualified and experienced surveyors on Project Management/Contract Administration instructions on projects ranging in value from £50k to £2m+. Dependent on the size and complexity of each project you may work under supervision or as part of a larger team.
- With training and supervision, carrying out inspections in order to prepare scope of work specifications and then tender documents for small and medium sized maintenance type projects up to £500k value.
- Preconstruction information pack review and oversee the RAMS review process in relation to project works under management and services installations.
- Where appropriate, act or assist senior staff acting in the Capacity of CDM Principal Designer, including preparing PCI packs, review of CPP’s preparing H&S files.
- Assisting with and where suitable undertaking Building Reinstatement Cost Assessments (desirable but not essential).
- Working under senior supervision to provide advice on building defects across the full range of property types and ages.
- Assisting with preparing Preventative Planned Maintenance Reports and budget costs and advising clients on planned maintenance matters.
- Assisting with completing pre-acquisition surveys on commercial, retail, industrial and residential premises.
- With training dealing with leaseholder alteration requests including carrying out desktop licence for alterations along with more complex alterations requiring inspections.
- Assisting with preparing Schedules of Dilapidations negotiating claims and providing general advice to Landlords and Tenants.
- Assisting on Party Wall matters to Building and Adjoining Owners (working under the supervision of a qualified/experience party wall surveyor).
- Assisting senior team members in monitoring of development, services installations or project works on behalf of Landlords, funders or other parties.
- To build and maintain strong relationships with group property management departments in select locations.
- With support and training assist with all potential building surveying instructions including instructions outlined above and other instructions including but not limited to BSR applications.
Key Skills And Qualifications:
- Good understanding of preparing specifications, tender preparation and contract administration on repair and maintenance projects using JCT MW 2016.
- An understanding of preparing planned maintenance schedules.
- Have a good understanding of various forms of construction, building pathology and relevant legislation including fire related legislation.
- Preparation of basic insurance reinstatement cost assessments.
- Understanding of health and safety and implications of the CDM Regulations.
- Awareness of the latest developments and a good understanding of best practice in Surveying, including procurement, contract management methods and fire safety legislation.
- IT literate in MS programs, including Word, Excel, Outlook.
- AutoCAD ability desirable.
- Fully conversant with current RICS codes and guidance.
- A “can do” and growth mindset.
- Ability to deal confidently and professionally with a wide range of people including clients, colleagues, contractors, and property managers both by phone, video, email and face to face.
- Strong organisation skills and ability to self-manage time and meet reporting deadlines.
- Be a ‘self-starter’, able to work effectively remotely and independently, and manage their own workload and pipeline of work.
- Good verbal and written communication skills, including spelling, grammar.
- Very good attention to detail.
- Strong interpersonal and presentation skills.
- Good analytical and problem-solving skills.
- Willingness to develop career in a fast-growing team.

- Professional and courteous customer facing manner, and commitment to excellent service.
- Ability to travel on a national basis although role will be home based covering a region of the UK.
- A full clean driving license and be willing to travel. There may be occasions when an overnight stay is necessary.
- Recent Building Surveying Graduate from a UK institution and completed a RICS accredited BSc Course. Minimum grade achieved 2:1.
- In addition to the above the role holder will be willing to formally complete:
- DBS check (in date)
- CSCS Card (in date)
- Work towards obtaining MRICS qualification within approx. 2 years of joining.
