Description
The Maintenance Supervisor is responsible for overseeing and supervising all aspects of the Clinic general maintenance and repairs on facility equipment and property structures as well as the Maintenance Technician. Hours: Monday- Friday 6a-4p (40 hours a week)
Essential Duties and Responsibilities
- Reviews and completes job orders to determine work priorities. Schedules repair, maintenance and installation of machines, tools, and equipment to ensure continuous operations.
- Utilizes daily check list to review maintenance needs.
- Supervises maintenance technician that is performing routine maintenance around the buildings such as fixing structural issues, or damage, for example, minor window, door, or wall repair.
- Performs minor repairs for broken or leaking plumbing to avoid water damage and restore full use of water fixtures.
- Conducts and/or supervises minor maintenance on electrical systems. Coordinates with vendors as needed for major repair items.
- Responds quickly in the event of an emergency, notifies appropriate personnel, and follows safety protocols.
- Applies preventative measures to the building to reduce the risk of future problems, such as using a sealant on a flat roof.
- Serves as primary contact for after hour emergency calls.
- Confers with management to resolve maintenance problems.
- Maintains HVAC and plumbing systems to ensure functionality.
- Inspects buildings, equipment, and systems to identify any issues, including cleaning.
- Identifies issues and fixes potential safety hazards to avoid injuries.
- Paints buildings as needed or requested.
- Surveys buildings and repairs mechanical systems to ensure they are consistent with health and safety standards.
- Performs and/or supervises minor maintenance of electrical systems (replace light bulbs and sockets, clean and replace circuit breakers, etc.)
- Assists in the setup of ventilation, refrigeration and other systems and conducts repairs as necessary.
- Inspects alarm systems (fire, protection) and schedule repairs as needed.
- Performs pest control activities such as spraying of insecticide or varmint mitigation. Also coordinates with vendor for these services.
- Ability to detect major maintenance and repair of electrical, plumbing, HVAC, or other infrastructure items as needed or requested.
- Maintains a positive attitude and adheres to the Cooper purpose and core values.
- Follows all Clinic policies and standard operating procedures.
- Completes duties on site with consistent, regular, and reliable attendance.
- Accomplishes other duties as assigned.

Requirements
Required Skills/Abilities
- Basic understanding of electrical, hydraulic, and other systems.
- Working knowledge of tools, common appliances, and devices.
- Experienced in operating a variety of equipment, including lawn mowers, small hand tools, leaf blowers and power washers.
- Demonstrated experience as a maintenance technician.
- Outstanding written and verbal communication skills.
- Excellent manual dexterity and problem-solving skills with great attention to detail.
Education And/Or Experience
- High school diploma or general education degree (GED).
- Two years of experience and/or training in maintenance technology and/or healthcare maintenance preferred.
- Two years supervisory experience preferred.
- Certificate in building maintenance technology or relevant field is a plus.
Physical Requirements
- Regularly required to stand, walk, reach with hands and arms, climb or balance, stoop, kneel, crouch or crawl.
- Must be able to frequently lift, carry, push, or pull up to 50 pounds and occasionally lift, carry, push or pull up to 100 pounds.
- Prolonged periods of standing, bending, twisting, and/or walking.
- Must be physically able to climb ladders, bend, or crawl into and work in small confined, awkward spaces.
- Must be able to work in the work environment described below.
