Purpose:
The Senior Director, Leasing is accountable to Vice President, Leasing for all leasing activities for a portfolio of retail properties or (a) large super-regional retail center(s) in conjunction with the development and implementation of leasing strategies and providing guidance and oversite to designated leasing staff.
Duties And Responsibilities
- 1. Merchandising Plan and Leasing StrategyDevelops and implements the Merchandising Plan and the Leasing Strategy for the assigned portfolio to ensure continuous improvement effort to optimize and to build on the market strengths of each property to increase their value. Oversees the merchandising strategy for direct reports.
- 2. Tenant ProspectingProspects for new regional tenants for the property by researching relevant markets, analyzing potential tenants, responding to leasing inquiries, proactively marketing the property to target groups. Fosters the development of prospecting techniques with direct reports.
- 3. Relationship with Internal StakeholdersCollaborates with Asset Management, Development and Property Management teams to manage and implement leasing strategies as well as recommends best practices for properties to maximize leasing revenue. Mentors direct reports with the relationships noted above.
- 4. Leasing DealsPrepares, negotiates and coordinates from conception to execution various types of leasing deals for the property by actively working and maintaining positive relationships with tenants and real estate brokers to ensure that existing vacant space is leased. Actively determines the level of engagement with direct reports with respect to the deal process respecting the reality of the requirement for licensing to trade.
- 5. Leasing Analysis and ReportingPerforms or directs various analysis and reporting pertaining to leasing activities within assigned portfolio including financial analysis and modeling of proposed deals, collection and analysis of market rent data, leasing activity reporting, leasing costs reporting, budget variance analysis, and tenant credit information reporting.
- 6. Budgeting and ReforecastingParticipates in property budgeting and reforecasting for leasing costs, leasing fees and tenant rental revenue in accordance with the existing accounting calendar to ensure that the current budget reflects the best possible estimate of the occupancy status and on-going leasing activity.
- 7. Relationships within Real Estate IndustryActively networks in the real estate industry to maintain an up-to-date knowledge of market trends, best practices, market conditions, new market opportunities and methodology, as well as competitor activity. Assists direct reports in developing positive relationships within the industry.
- 8. Team Building and SuccessionTakes an active role with the Vice President, Retail Leasing to build and develop a high performing team of professionals; acts as a coach and mentor to direct and indirect reports. Contributes to organizational succession planning by identifying the best talent from within the industry that may benefit Morguard.

Minimum Requirements
Skills, Knowledge, Experience and Education
- Bachelor’s Degree in Business, Commerce, Urban Economics or Real Estate or equivalent experience
- Minimum 10 years of leasing experience in retail industry
- Solid knowledge of financial analysis and modeling
- Knowledge of credit analysis and risk assessment
- Current BC Real Estate License
- Solid understanding of a commercial lease
- Ability to manage portfolio negotiations with major retailers
