Description
The Leasing Manager is responsible for leading and managing all leasing efforts at a new multifamily lease-up community. This role is critical to achieving occupancy and revenue goals during the initial stabilization period. The Leasing Manager oversees the onsite leasing team, implements strategic leasing initiatives, and ensures an exceptional experience for prospects and new residents. This position works closely with the general manager, marketing, and maintenance teams to coordinate unit readiness and support seamless move-ins.
Key Responsibilities:
- Develop and execute strategic leasing plans to meet or exceed occupancy and lease-up targets
- Recruit, train, and manage the leasing team, fostering a culture of accountability, high performance, and customer service excellence
- Track and analyze traffic sources, conversion rates, and market trends to optimize leasing strategies
- Oversee all day-to-day leasing operations, including scheduling tours, conducting follow-ups, and managing prospect engagement
- Ensure full compliance with Fair Housing laws, company leasing policies, and documentation standards
- Represent the community at outreach events and networking functions to increase brand awareness and generate qualified leads
- Coordinate with the maintenance team to ensure timely unit turns, pristine presentation, and efficient move-in experiences
- Deliver a high-quality, personalized move-in experience by maintaining proactive communication and resolving issues promptly
- Monitor and report on leasing performance metrics, providing weekly updates to senior leadership
- Address and resolve leasing-related concerns from residents and prospects in a timely and professional manner
- Maintain the cleanliness and presentation of the leasing office, model units, vacant homes, and common areas
- Exhibit a proactive, solutions-oriented attitude with in-depth knowledge of the property to effectively address objections and close leases
- Design customized tour paths and train team members in discovery techniques, industry terminology, and sales best practices
Reporting & Metrics:
- Monitor and report on key leasing performance metrics, including weekly leasing velocity, traffic, lead conversion, and occupancy trends.
- Prepare and submit regular reports including:
- Weekly leasing summary and traffic reports
- Viewing market survey/comparative analysis reports
- Lease expiration and renewal tracking
- Monthly commission/move-in reports
- Any d hoc reports as requested by general or regional management
- Leverage data to identify challenges, recommend improvements, and support strategic decision-making.

Requirements
Qualifications:
- Minimum 6 years of leasing experience in multifamily housing, with at least 1 year in a lease-up or high-velocity environment preferred.
- Previous onsite leadership or supervisory experience (e.g., Senior Leasing Consultant, Assistant Manager, or Leasing Manager).
- Proven track record of meeting or exceeding leasing goals in new developments or repositioned assets.
- Strong sales acumen and exceptional interpersonal and customer service skills.
- Excellent organizational skills, with the ability to manage time and priorities effectively.
- Proficiency in property management systems such as Yardi, RealPage, Entrata, and Microsoft Office Suite.
- Thorough understanding of Fair Housing regulations and local landlord/tenant laws.
- Flexibility to work weekends, evenings, and extended hours as required during the lease-up phase.
- High school diploma required; college degree or professional credentials (e.g., CAM, NALP) preferred.
