We currently have an opportunity for an Asset Manager to join our Health and Education team and play a key role in delivering long-term, high-quality operations through Public-Private Partnerships (PPPs) and other service contracts.

Downer’s Social Infrastructure and Citizen Services is a leading provider of integrated facilities services with clients across Australia and New Zealand. The NZ Schools PPP is a long-term partnership between Amber Infrastructure, the Ministry of Education, and Downer. It includes two secondary schools in Christchurch, two primary schools in Auckland, and one in Hamilton. The project provides high-performing, safe, and functional learning environments through efficient service delivery and value-for-money outcomes over the full asset lifecycle.
The purpose of the Asset Manager role is to lead all asset and lifecycle management functions across the New Zealand PPP Schools Contract. The role ensures that all asset data, lifecycle planning, and capital replacement programs are accurate, compliant, and optimised to achieve performance, cost, and reliability outcomes in line with the Project Agreement.
As part of a small and close-knit team, the Asset Manager is expected to be flexible and willing to assist in other operational areas when required — supporting the wider contract team to deliver excellent service and outcomes for our schools and clients.
What You’Ll Do
This role offers a broad scope, with key responsibilities including:
- Develop and maintain a comprehensive Asset Management Plan, along with supporting systems and documentation.
- Lead asset condition assessments, lifecycle forecasting, and capital replacement planning to ensure long-term asset performance.
- Ensure asset data integrity within the SPM system, maintaining compliance with contractual obligations and relevant legislation.
- Collaborate with the Contract Manager and site teams to support lifecycle delivery, conduct technical assessments, and manage asset-related risks.
- Champion continuous improvement initiatives focused on enhancing asset performance, reliability, and cost-effectiveness.

Nga pūkenga matua | Important Skills
- Minimum 3 years in facilities or asset management, ideally within PPP or large infrastructure environments.
- Tertiary qualification in Engineering, Building Services, Facilities, or Asset Management, or equivalent experience.
- Strong understanding of lifecycle planning, condition assessments, capital forecasting, and asset risk management.
- Proficient in asset management systems (e.g. SPM or CMMS), with knowledge of NZ Building Code, H&S legislation, and compliance standards.
- Excellent communication, reporting, analytical, and organisational skills, with a collaborative and proactive mindset.
- Familiarity with PPP contract structures, (Schedule 12 & 17), ISO 55001 or IAM certification, and financial analysis experience.
