The following position is to join our RTX Enterprise Services, team: 

Brief Description of Department

What You Will Do:

  • Will oversee a segment of the Global Business Portfolio, consisting of approximately 10 million sq ft of real estate
  • Develop effective relationships with key business partners as a subject matter expert and trusted advisor.
  • Manage ERS Service Level Agreements
  • Identify and prioritize business and enterprise requirements in support of overall business strategy. 
  • Coordinate with Real Estate Centers of Excellence to ensure seamless execution of the operation of sites, strategy, acquisition, and project delivery to stakeholders.
  • Provide strategic responsibility and leadership in support of real estate transformation. 
  • Identify opportunities for value added real estate solutions to the businesses.
  • Ensure alignment of real estate portfolio strategy and assets to ensure optimal business use. 
  • Identify innovative opportunities to enhance facilities operation’s quality, decrease cost, reduce time to market and increase customer satisfaction. 
  • Forecast customer demand signals and ensure appropriate supply and resource allocation to deliver customer requirements. 
  • Manage project intake for the BU and oversee business case development, requirements gathering, and communication with key project stakeholders.
  • Lead ERS end to end process from intake of requirements to ongoing operations. 
  • Develop and execute deliverables, reporting, and presentations to business unit stakeholders and senior leadership.
  • Compare real estate alternatives from a qualitative, financial, timing and risk perspective; and provide a recommendation on course of action.
  • Direct interface with state and local government agencies.
  • Ensure 100% compliance with Enterprise Real Estate Services processes and procedures.
  • Establish capital plans and operating budget forecast and projections to support management achieve financial, operational, and other measures established for business unit stakeholders.
  • 40% - 60% travel domestically and internationally anticipated

Qualifications You Must Have

  • This role typically requires a bachelor’s degree in an applicable field and a minimum of 12 years prior relevant experience, or an advanced degree in a related field and minimum 10 years’ experience gained in a Corporate Real Estate setting.
  • At least 10 years’ experience with Corporate Real Estate transactions and working knowledge of Construction Project Management, Construction Development, Workplace Strategy and Facility Management.
  • At least 7 years’ experience with and knowledge of capital plans, operating budget forecasts and projections to support management and achieve financial, operational, and other metrics established for business unit stakeholders.
  • At least 7 years’ experience managing and leading end to end project intake process for the BU and oversee business case development, requirements gathering, and communication with key project stakeholders as well as developing and executing deliverables, reporting and presenting to business unit stakeholders and senior leadership.

Qualifications We Prefer:

  • Professional certification, or designations such as: CCIM, MRE, MCR
  • Prior experience with and the ability to create and manage capital plans via cost estimation, benchmarking, and industry knowledge along with the ability to comprehend and solve complex problems requiring both qualitative and quantitative considerations.
  • Corporate finance expertise including asset/portfolio management experience and the ability to understand the financial impact of decisions and advanced knowledge of financial terms & principles and the ability to conduct advanced financial analysis.
  • Previous leadership experience in a fast-paced environment that included matrixed organizations. This would include extensive experience building strong cross-functional teams with proven results. Experience in cross-functional leadership such as Operations, EH&S, Security, Program Management
  • Strong interpersonal and communications abilities; ability to create and present executive level deliverables relative to key stakeholders. Experience building relationships in difficult situations both internally and externally. 
  • Available to travel domestically and internationally. Travel expectation: 40% - 60%

The salary range for this role is 147,000 USD - 295,000 USD. The salary range provided is a good faith estimate representative of all experience levels.
