What You’Ll Do
Reporting to the Development Manager, Western Canada, the Contract Development Coordinator is a member of a multidisciplinary team. This team is responsible for identifying and securing real estate and development regulatory approvals suitable for the various Canadian Tire business units (Canadian Tire Retail (CTR), PartSource, Petroleum, Party City, FGL Sports, Mark's, and more) across British Columbia, Alberta, Saskatchewan, Manitoba, Yukon and the Northwest Territories.
- Work within a team environment, reporting to the Development Manager, Western Canada, to evaluate properties for potential development or redevelopment and act as a supporting team member for the design, approval and construction phases of projects
- Direct consultants towards the acquisition of municipal approvals, such as; Official Community Plan Amendments, Zoning By-law Amendment Applications, Site Plan Applications, Development Agreements, Committee of Adjustment for Minor Variances, and Letters of Credit to facilitate the ultimate land use
- Support the team in the follow-up to final agreements with municipalities, developers, purchasers, adjoining owners, etc.
- Obtain traffic counts, assemble, and interpret municipal by-laws, confirm servicing availability/capacity, access requirements, signage restrictions and municipal process
- Work with a CAD Designers to prepare conceptual site plans, schedules for Offers etc.
- Coordinate Letters of Credit Releases/Reductions
Critical Date Tracking
- Prepare packages for presentation to the Real Estate Committee
- Review and interpret Leases, title registrations, purchase and sales agreements, and related legal documentation
- Assist with document controls
- Monitor the status of new Official Community Plans, Zoning By-laws, Environmental Assessments etc.
- Confirm Development Charges, Applications fees and other fees related to projects for the preparation of Cost Estimates
- Update growth information for markets across Western Canada
- Prepare packages for site visits/market tours including site plans, market information, and sales information
- Other Duties as assigned
What You Bring
- MCIP, RPP Designation would be an asset
- University or college level education in planning or a related field
- Minimum of 2 years’ experience
- Demonstrated ability to work effectively within a multi-disciplinary team
- Excellent communication, presentation, and interpersonal skills
- Ability to work within tight timelines and meet deadlines
- Outstanding organizational and analytical skills
- Capable of dealing with changing priorities and multi-tasking with reliability
