Cigna Realty Investors (CRI) is the real estate investment division of CIM. CRI’s mission is to be a boutique real estate investor focused on delivering superior long-term returns. CRI manages a diverse real estate portfolio ($5B of AUM) consisting of joint venture equity partnerships, third-party managed investments, high yield investments, and commercial mortgages. The Analyst position, reporting to the Acquisitions Managing Director, will be responsible for supporting the origination, structuring and closing of new debt and equity investments that meet Portfolio return objectives. This position requires a general understanding of CRI investment strategies, economic conditions, real estate fundamentals and existing investments in assigned territories. The Analyst position requires taking ownership of all aspects of financial modeling and supporting the analysis of credit risk in an investment opportunity. This position requires the ability to work with partners, borrower, brokers, third party vendors and internal relationships. CRI’s strategy targets direct joint ventures in the range of $50 million to $150 million (GAV) and commercial mortgage loans in the range of $20 million to $60 million.
Responsibilities
- Responsible for new debt and equity investment underwriting.
- Model cash flows and calculate investment level and partnership returns
- Analyze rent rolls and financial statements
- Perform market and tenant research
- Write sections of Investment Briefs
- Know underwriting guidelines and approval process
- Prepare all materials for investment presentation including Google Earth and PowerPoint Slides
- Co-recommend and co-present investment opportunities with manager through the credit process
- Lead closing process with internal (CRI Portfolio Management, Accounting, Operations etc.) and external (Legal Counsel, Third Party Consultants etc.) stakeholders. Meet deadlines.
- Partner with CRI Asset Management team on underwriting of new investments and assist in all aspects of management of existing portfolio including business plans, valuations and recapitalizations.
- Responsible for maintaining and updating pipeline reports and competitive pricing report for assigned deals and markets.
- Be consistently prepared for deal discussion meetings, read distributed materials and identify mathematical errors, spellings mistakes, inconsistencies and compliance with Cigna underwriting guidelines, strategy and tactics. Attend all deal meetings.
- Support manager in the development and maintenance of relationships with key Partners, Borrowers, and Intermediaries in assigned territories.
- Actively participate in Enterprise Improvement Initiatives and ad hoc special projects. Initiate enterprise improvements that add value, proactively create solutions that solve problems and take ownership of initiatives through implementation.
- Continuously strive to expand real estate knowledge and expand skillset.
- Travel to assigned territories.
Qualifications
- 0 to 3 years of real estate experience
- BA/BS in business, economics, finance, or other relevant field
- Ability to solve problems and work in growth environment
