Your Opportunity
The Senior Asset Officer plays a key role in ensuring that our housing portfolio is safe, compliant, and well-maintained whilst ensuring tenants receive high quality and responsive service delivery. The role will support the Regional Manager in leading day to day asset operations across maintenance delivery, compliance programs and asset performance reporting.
You will be responsible for managing maintenance requests, coordinating contractor works, and ensuring outcomes are delivered promptly, efficiently, and to the right standard. The role also contributes to forward planning, quality assurance inspections, and proactive maintenance programs that improve the condition and sustainability of our housing portfolio.
This role is ideal for someone with experience in property, strata, construction or facilities management who bring strong coordination and stakeholder skills, technical understanding of building compliance and a passion for improving housing outcomes for tenants and communities.
Your key responsibilities will be to:
- Support the Regional Asset Manager in planning and delivering key compliance programs (e.g., smoke alarms, property assessments, fire safety measures) to ensure statutory and organisational compliance
- Provide weekly reports on team KPIs, operational performance, monthly reports and reporting outcomes and manage invoice review, approval, and aged receivables to ensure timely and accurate processing
- Manage and triage maintenance requests, ensuring timely and appropriate responses to tenant needs
- Assist in contract management and coordinate contractor work orders, review invoices, and monitor performance to ensure cost-effective and compliant outcomes
- Serve as an escalation point for operational and compliance issues with the Asset Team
- Conduct property and quality inspections, identifying defects and ensuring rectification
- Foster positive and collaborative relationships with internal teams, contractors, and external stakeholders
- Contribute to asset-related projects and ensure all works meet safety, environmental, and legislative requirements
Requirements For Success
- Certificate in Project Management and/or Strata and Property Management desirable
- Trade qualification and/or relevant field highly regarded
- Demonstrated knowledge and experience working with Schedule of Rates and Technical Specifications
- Sound understanding and practical experience with National Construction Code (NCC)
- Strong customer service and stakeholder engagement skills
- Experience identifying and managing maintenance issues and contracts
- Intermediate Excel and IT system management skills
- Ability to work effectively within a team and with tenants and community members
- Experience in maintenance delivery within the housing or property sector
- Current drivers’ licence
