What you will be doing:
- Conduct regular site visits to ensure that all services (electrical, plumbing), finishes (plastering, tiling, joinery), and feature positioning (lights, sanware, water points) meet final design specifications and quality benchmarks.
- Monitor programme progress via Thursday site visits, proactively identifying and tracking operational roadblocks. You will continuously identify, monitor, and escalate major risks to the Development Project Manager.
- Lead safety checks to maintain full Health & Safety compliance, and ensure adherence to all building regulations and municipal requirements throughout the construction process.
- Lead and attend bi-weekly contractor meetings and weekly professional team site walkthroughs.
- Manage and resolve day-to-day site issues and escalations.
- Manage communication and relationships with neighbours both before and during construction.
- Engage with the Finance team to review FinRev packs and PPS, ensuring project alignment with budget forecasts. You will support the review of contractor claims and variations, identifying opportunities for cost efficiencies.
- Oversee the entire snagging and de-snagging process, coordinating schedules with the main contractor, managing the Show Unit readiness, and preparing all necessary snag-related reports (Snag, Snag-R, post-PC de-snag).
- Prepare and coordinate all pre-contract documentation, including LOAs, insurance, meter applications, permits, and temporary service applications.
What our client is looking for:
- Relevant experience in the industry, with a background in property development would be a plus.
- Experience with mixed-use residential developments would be an advantage.
- Demonstrated high attention to detail for quality and compliance standards is essential.
- Must possess strong on-site leadership and proven contractor management skills. Excellent problem-solving and decision-making under pressure are critical.
- The ability to effectively balance cost, time, and quality while ensuring the final product meets the design intent.
- Strong communication skills (verbal and written) are required, with a focus on proactive communication and reporting discipline. Proficiency in additional local languages is an advantage.
- Proficiency in standard software, including Excel and the MS Office Suite, along with the ability to quickly learn new systems like SnagR and MS Projects.
