Role Description:
We have a great opportunity for a strategic minded Project Director, with specific experience in land, planning, finance and development to lead the delivery of Residential and Commercial Development projects across the East and West Midlands (as well as other Regional locations as required); driving and enhancing our commercial, service delivery, performance and client experience.
An essential part of the role will also require the ability to be a self-starter and create new business opportunities working between multiple stakeholders in the Development deal map and have a demonstrable track record of securing new business in the residential sector across mixed tenure schemes. The role requires experience leading multi-million-pound projects and managing diverse multi-disciplinary teams.

Role Accountabilities:
- Build trusted relationships with senior members of client organisations to establish new and repeat business. In due course there will be an opportunity to manage a portfolio of projects alongside taking line management and senior leadership responsibilities within the business unit.
- Lead an operational team, setting objectives, managing performance and ensuring that staff have the necessary skills to deliver the project objectives.
- Accountable for delivery of a project or projects (affordable residential, developer-led, PRS, BtR, PBSA and Later Living) with reasonably high level of complexity to budget, quality and time metrics.
- Accountable for delivery of timely and accurate data collection, analysis and reports.
- Responsible for interpreting and communicating project support policies, processes and systems.
- Responsible for communicating and highlighting project process compliance issues to project managers.
- Work within established financial systems and clear project objectives to produce plans, schedules, and track budgets, highlighting variances in order to manage and control project delivery targets.
- Manage and deliver medium to large scale projects or programmes of work, ensuring appropriate use of resources to deliver the required scope of work within set deadlines.
- Management of any project risks or issues to ensure the project is not adversely impacted and ensure the delivery of projects to compliant standards.
- Analyse and review a range of data to identify key themes and trends and use the outputs to produce recommendations that support project decision-making.
- Interact effectively across the organisation, completing complex professional level tasks for others in order to ensure projects/programmes can be delivered to meet customer expectations.
Qualifications & Experience:
- Chartered professional with relevant experience including management of projects ranging from £1m to £100m+.
- Good previous prime and affordable residential, developer-led, PRS, BtR, PBSA and Later living project experience.
- Desirable - ‘Practitioner’ level expertise in one or more service lines.
- Good communication skills, including the ability to liaise with peers and senior colleagues and build and maintain relationships.
- Building the ability to negotiate and manage relationships with external stakeholders.
- Commercial acumen and organisational understanding.
- A logical approach and ability to think through complex issues to co-ordinate multi-faceted aspects of projects.
- Knowledge of own area and a general understanding of wider programme and business.
- Knowledge of the East and West Midlands Property and Housing market particularly.
- Knowledge of the wider UK Property and Housing market would be an added advantage.
- Have extensive knowledge of Local Planning, Finance, Development and Land transactions.
- Extensive knowledge of the funding particularly those linked to Combined Authorities, Homes England and Central Government. Ideally, familiar with funding/ grant agreements and experience of applying for and securing grant funding.
- Extensive working with S106 and Land and Build package deals between Housing Providers and Developers leading the process into secured contracts and their management thereafter.
