About The Job:
As the Senior Manager, Facilities you will be responsible for overseeing all engineering and maintenance matters regarding the DFW Dream Fulfillment Center (DFC), focusing on boiler systems, garment on hanger (GOH) and material handling conveyance systems, barcode scanning equipment, steam tunnels, autobagging machines, and cleaning equipment (washers, dryers, pressing equipment), with a strong focus on safety, continuous improvement, and accountability.
Subject matter expertise in facilities and material handling maintenance and strategy, workplace safety, and data driven management and leadership will be required to succeed. You will establish and reinforce a long-term vision, directing best in class asset management processes, providing a high level of equipment availability and reliability to the Operations Teams, following all regulatory and compliance requirements through excellent performance metric tracking and management.
You will effectively and efficiently manage operational expenditure (OpEx) budgets and plan for Capital Expenditures (CapEx) for the site to optimize the economic value for equipment life cycle management. You will source and coordinate routinely with third party vendors, ensuring adherence to contracted Service Level Agreements. You will engage in site improvement construction projects, overseeing efforts of both internal and external contractor teams, and driving them from conception to successful completion.

What You’Ll Do:
- Responsible for managing and overseeing facilities teams and supporting external vendors across all shifts in the operation, including monitoring performance, providing feedback, and developing talent driving a high level of safety and accountability
- Actively lead with safety, production, cost and quality at the forefront of all decision making
- Understand and build an operation based on Total Productive Maintenance (TPM) and Overall Equipment Effectiveness (OEE) concepts and strategies:
- Establish and maintain gold standard KPIs for machine operations; OEE, MTBF, MTTR, Downtime, PM Completion
- Identify root cause issues through FMEA, create best in class (BIC) programs and plans for continuous improvement and to drive long term, sustainable and repeatable solutions to improve all metrics in the department
- Bring subject matter expertise in material handling equipment and large, complex integrated systems maintenance
- Provide strong statistical analysis and data storytelling skills across various levels, especially as it relates to facilities and equipment performance and reliability
- Understand lean concepts, cost/benefit analysis, labor productivity analysis (time studies, standardized work), safety/ergonomic, human factors
- Responsible for inventory management and storage of spare part equipment inventory and dry cleaning supplies, solvents, detergents and spotting chemicals
- Responsible for non-hazardous waste manifest and removal schedule
- Develop and maintain standardized documentation for preventative maintenance routines, schedules and SOPs
- Ensure operations are held to a high level of safety and cleanliness standards
- Drive performance and process changes based on lean initiatives to drive operational efficiency and quality customer service
- Ownership and accountability for team’s daily decision making and execution
- Enforce safety guidelines, cleanliness and security standards
About You:
- 4-year degree, or equivalent experience, in a relevant technical or engineering field
- 6 plus years of experience working in manufacturing, warehouse, or industrial environment including oversight of large scale warehouse systems and equipment
- 5 plus years of experience leading and developing people and warehouse systems and equipment
- Experience with TPM, Kaizen and Lean Manufacturing techniques
- Experience building and managing OPEX and CAPEX budgets
- Experience with developing/documenting procedures/SOPs/maintenance routines
- Strong project management, planning and organizational skills
- Must operate with a sense of urgency, accountability, and have attention to detail
- Strong written and verbal communication; Forward-thinkers with the ability to articulate point of view and improve processes
- CAPEX Project management experience
- Ability to lift up to a maximum of 50 lbs based on needs of the role
- Ability to work flex shifts, hours, nights and weekends as business dictates
- Experience in one or more of the following trades: steamfitting, pipefitting, electrical, refrigeration, chillers and conveyance
- Knowledge of installation and maintenance of hydraulic and pneumatic components of machines and equipment including dry cleaning, laundry, refrigeration, compressors, pumps, HVAC a plus
- Black seal boiler license a plus
