Responsible to complete assigned tasks related to the maintenance and repair of building systems including HVAC, electrical and plumbing. May perform general building maintenance. Also must have customer service skills with computer tech skills.
Pay: $29.00 to $33.00
The pay listed is the hourly range or the hourly rate for this position. A specific offer will vary based on applicant’s experience, skills, abilities, geographic location, and alignment with market data.

JOB DUTIES – ESSENTIAL FUNCTIONS Other duties and projects may be assigned or requested.
- Maintain professionalism at all times with co-workers, contractors and customers.
- Assist team with overall daily operations, maintenance and repair of HVAC, electrical, plumbing, and general maintenance requirements of building.
- Respond, prioritize, complete, and follow-up on customer service requests per Company policy. Utilize work order system per Company policy.
- Primary service requests including: lighting, restroom/kitchen plumbing, minor electrical, ceiling tiles,
- Door/lock repair.
- Perform repair and replacement of electrical receptacles, switches, sensors, lamps, ballasts, and fixtures.
- Perform repair and replacement of plumbing fixtures, faucets, valves, water heaters, and piping.
- Perform the following building general maintenance tasks as required: minor carpentry, painting, drywall repair, ceiling tiles/grid repair/replacement, wallpaper repair, flooring/base repair, minor concrete repair, etc.
- Assist with more advanced HVAC, electrical and plumbing work as directed.
- Perform or assist with preventive maintenance of building equipment/systems as directed.
- Perform or assist with installation replacement or repair of building equipment/systems as directed.
- Perform fire pump(s) and/or emergency generator(s) run tests as required.
- Understand and perform water treatment testing and report findings to supervisor.
- Order parts and supplies as required; maintain stock and inventory control.
- Coordinate maintenance efforts with contractors and technicians as directed by supervisor.
- Inspect buildings and grounds for malfunctioning equipment building issues and unsafe conditions.
- Report all known safety hazards, equipment issues and customer concerns.
- Maintain all work areas in a clean and safe manner.
- Complete other facility maintenance duties as required/assigned.

- Respond quickly to emergency situations.
- Perform duties in compliance with all applicable codes, regulations and standards of all agencies having jurisdiction.
- Comply with Company policies, procedures and directives.

Work is provided on a task level basis and goals are set forth and expected to be achieved. Work is reviewed

Supervisory/Management/Leadership Responsibilities
- PROBLEM SOLVING
- Solve routine problems that fall within guidelines of policies and procedures. Troubleshoot systems to ensure proper operation.
MINIMUM QUALIFICATIONS – EDUCATION & EXPERIENCE (e.g., special knowledge / experience)
- High school diploma or equivalent
- This is an entry level position; no prior experience specific to office building maintenance required.
- Proven mechanical aptitude, customer service skills, decision making/problem solving skills, and
- communication skills
- Knowledge of basic hand/power tools
- Basic computer skills preferred but not required
Certificates, Licenses, Etc.
- California Driver’s License with clean driving record and valid vehicle insurance (when on-the-job driving is required)
- CSFM – Fire Pump Run Test Certification (as required by property)
Equipment Used
- Computer, hand and power tools, ladders and other maintenance equipment.
Language Skills
- Ability to communicate clearly and effectively in English.
