About the JobThe role of the Project Director is to lead Project Team ensuring optimum performance throughout the construction process starting at Design Development continuing through Final Project Closeout. As a Developer with in-house Construction, effective team management from the beginning of the design process through project completion is essential to enable a faster and more cost-effective delivery of high-quality buildings, and increased control while providing predictable results to investors. The Project Director is responsible for profit/loss and project delivery and a growth and professional development of Associates on their project teams.
Essential Functions & Responsibilities
- Drive culture within the Construction Department and Project Teams by promoting and exhibiting the core values and guiding principles of the company.
- Responsible and accountable for project execution and performance including safety, financials, schedule, quality, and managing expectations.
- Actively and accurately communicate project status updates with VP Area Construction Manager
- Provide positive and effective leadership, direction, mentorship and motivate team members.
- Drive for accountability and ownership with Trade Partners, Consultants, Field Associates, Project Managers, and Associates JPI departments buy first demonstrating personal accountability and ownership of work product and of the project team.
- Communicate effectively with all team members to ensure project objectives and requirements align with JPI’s interests.
- Actively collaborate within the Construction Department, cross-departmentally, and with organizations outside JPI.
- Ensure projects are running effectively & efficiently by instituting and consistently following JPI best practices
- Oversee, review, and approve the preparation and negotiation of all construction contracts and change orders. Verify correct backup documents, accuracy, and necessity.
- Review and Approve all Scopes of Work, for accuracy, gaps, liability, duplications etc., prior to execution.
- Ensure strict adherence to all ethics and compliance requirements.
- Review all final bank draws for accuracy and completeness.
- Participate in the development, and provide final approval, of the construction budgets and project schedules.
- Verify schedule accuracy, compliance, and updates throughout the duration of the project. Assist with recovery schedule development and implementation if needed.
- Establish accurate and risk adjusted Bi-Monthly budget updates.
- Uphold the JPI “Safety first” culture that ensures safe and secure worksites. Lead personnel decisions with collaboration from Project Manager, General Superintendent, and VP Area Construction Manager.
- Attend and contribute to weekly project update meeting with Project Manager, Assistant Project Manager, Project Financial Specialist, and Superintendent
Non-Essential Functions & Responsibilities
- Actively participate in the development and execution of company long-term strategic plans.
- Actively tour assigned jobsites at regular intervals reviewing construction status, work in place, subcontractor performance, team dynamics, safety, quality, etc.
- Contribute to the creation and/or updating of Policies and Procedures
- Be involved and active in Design and Pre-Construction phase.
Education, Work Experience, & Physical Requirements
- Bachelor’s degree in Construction Management or related study or minimum of 10 years experience as a manager of multi-family construction.
- 10+ years related experience.
- Minimum of ten years of construction experience with at least seven years of supervisory experience.
- A minimum of three years multi-family construction experience (if paired with other relevant experience) required.
- Must have strong working knowledge of multi-family construction processes, techniques, and procedures.
- Must have good knowledge of construction building codes.
- Must have strong working knowledge of construction estimating and scheduling practices.
- Must demonstrate leadership and managerial skills required of this position.

General Base Pay Range
Please note that this range is intentionally broad, as it reflects compensation for multiple roles across the organization and locations. The actual base pay offered will be determined based on a variety of factors, including the candidate’s overall experience, skills, internal equity with existing associates, and the Company’s budget at the time of the offer. This range applies to base salary only. Additional compensation, such as bonuses or incentive plans, may be available and will be discussed with the Recruiter during the interview process.
