Associate Director, Maintenance Operations - Housing

Job Summary

This role manages daily operations of HUD-funded buildings, ensuring safe, efficient functionality and alignment with strategic goals. This position involves leading staff, coordinating vendors, maintaining regulatory compliance, and overseeing documentation, reporting, and emergency response protocols.

Key Responsibilities Include:

  • Oversee the daily operations of CCAC HUD-funded buildings, ensuring all activities support strategic objectives and service excellence. Maintain and monitor mechanical systems, infrastructure, and building functionality to ensure safe, efficient, and uninterrupted operations. Manages invoicing, billing, and vendor coordination for daily operations.
  • Provide effective people leadership by setting clear direction, supporting staff development through training and coaching, actively participating in recruitment and selection, managing performance, addressing staff concerns, and applying appropriate disciplinary actions when necessary to foster a positive and productive work environment.
  • Serve as the primary liaison with vendors for routine maintenance, emergency repairs, and specialized services. Oversee all aspects of vendor coordination including contract management, service scheduling, invoicing, and billing accuracy to ensure cost-effective and timely service delivery.
  • Develop, implement, and monitor compliance procedures aligned with HUD regulations and internal safety protocols. Lead emergency response efforts, including after-hours coordination with vendors and internal teams, ensuring swift resolution and minimal disruption to operations, including availability for on-call scheduling.
  • Manage office-related tasks including documentation, recordkeeping, and reporting. Maintain accurate logs of maintenance activities, vendor interactions, and compliance measures, and produce operational reports to support planning, transparency, and informed decision-making.
  • Other duties as assigned.

Experience Requirements:

Minimum Experience:

3+ years in building facilities and 1 year supervisory experience

Preferred Experience:

5+ years in building facilities and 3+ years supervisory experience

Familiarity with HUD compliance and reporting standards

Experience in budget development and cost control

Additional Experience Requirements:

Working knowledge of mechanical systems (HVAC, plumbing, electrical), building codes, OSHA regulations, and emergency response protocols

Ability to manage vendor contracts and service agreements

Proficiency in Microsoft Office and facilities management software

Education Requirements

Bachelor'S Degree
