Job Description

The Takeoff Analyst II is responsible for performing detailed material and quantity takeoffs to support accurate project estimates, bids, and proposals. This role plays a key part in analyzing construction documents, coordinating with internal teams, and ensuring data integrity within estimating and project management systems. The Takeoff Analyst II works closely with estimators, project managers, and procurement teams to deliver timely, precise takeoff data that drives operational success.

Requirements

Job Responsibilities (List is not inclusive)

  • Review project plans, drawings, specifications, and addenda to prepare accurate material and quantity takeoffs.
  • Collaborate with estimators and project managers to ensure takeoff data aligns with project scope and bid requirements.
  • Input takeoff data into estimating software and maintain data accuracy across systems.
  • Prepare detailed reports and summaries to support pricing, procurement, and bid strategies.
  • Identify discrepancies in project documents and communicate findings to internal teams.
  • Assist in maintaining historical cost and material databases to streamline future takeoffs.
  • Participate in pre-construction meetings and project review sessions as needed.
  • Support procurement efforts by providing material quantities for vendor pricing and proposal comparisons.
  • Contribute to process improvement by recommending efficiencies in takeoff workflows and tools.
  • Perform other duties as assigned to support the estimating and preconstruction team.

Required Knowledge, Skills, and Abilities 

  • Strong mathematical and analytical skills with exceptional attention to detail.
  • Proficiency with MS Office (Excel, Word, PowerPoint) and estimating software platforms.
  • Ability to read and interpret construction drawings, specifications, and technical documents.
  • Excellent organizational skills with the ability to prioritize tasks and meet deadlines.
  • Strong communication skills (verbal and written) for cross-functional collaboration.
  • Team-oriented mindset with the ability to work independently in a fast-paced environment.

Education And Experience

Physical Requirements

  • High school diploma or GED required, bachelor’s degree in construction management, Engineering, or related field preferred.
  • 3–5 years of construction estimating, takeoff, or related preconstruction experience required.
  • Experience in mechanical, plumbing, or HVAC construction preferred.
  • Ability to sit, stand, and walk for extended periods.
  • Regularly required to lift up to 25 lbs, bend, kneel, and reach.
  • Frequent use of hands, fingers, and computer equipment.
