Mary's Woods is looking for an experienced Facility Services Director to provide strategic leadership for the long-term planning, sustainability, and performance of Mary’s Woods’ physical environment, including infrastructure, capital improvements, and regulatory compliance. This role leads capital project development, Capital Reserve Study, asset management, master planning, and vendor relationships, and works in close partnership with the Assistant Director, who oversees daily operational functions. The Director plays a critical role in advancing environmental stewardship and aligning facilities planning with the mission and strategic goals of the organization. You must be able to relate positively and favorably to staff, residents, and families, and enjoy working on a team.
Mary's Woods is a non-profit senior living community founded in 2001. We offer independent living, assisted living, memory care and residential care in a park-like setting on 40 acres in Lake Oswego. Below are some of the core responsibilities, experience, and skills needed to be successful:
- Lead strategic facilities planning, including infrastructure master plans, long-range capital budgeting, Capital Reserve Study and asset lifecycle forecasting.
- Oversee development, implementation, and tracking of the capital improvement plan.
- Serve as lead liaison with architects, engineers, and construction teams for capital and renovation projects.
- Collaborate with executive and departmental leaders to ensure facility strategies support programmatic and operational goals.
- Represent the department at Board and executive-level meetings related to campus infrastructure and capital planning.
- Provide oversight of all renovation, construction, and facility modernization projects.
- Ensure compliance with permitting, inspection, and regulatory standards across projects.
- Establish standards for system documentation, preventive maintenance planning, and building lifecycle analysis.
- Forecast long range building equipment replacement needs following our capital reserve study.
- Advance environmentally sustainable practices in facilities planning and operations, including landscaping, stormwater management, and native plant integration where appropriate.
- Develop strategies for energy efficiency, water conservation, and carbon reduction.
- Ensure compliance with all state and federal safety and environmental regulations.
- Partner closely with the Assistant Director to ensure smooth day-to-day operations.
- Support team development and leadership mentoring within the department.
- Collaborate with Resident Services, Health Services, and other departments to ensure excellent campus experiences for residents and staff.
- Ensure full compliance with all local, state, and federal regulations related to healthcare facilities, including Oregon Department of Human Services (ODHS), OSHA, and Life Safety Code (NFPA 101).
- Lead all facility-related components of surveys, inspections, audits, and licensing visits.
- Oversee fire and life safety systems including fire alarm, suppression, and emergency lighting.
- Serve as key stakeholder for campus emergency preparedness planning, including infrastructure resilience, emergency power, and physical security.
- Maintain readiness of systems and documentation for AL and memory care licensing requirements.
- Serve as a liaison to local and regional agencies on planning, development, utilities, and infrastructure matters.
- Represent Mary’s Woods in industry networks and community forums related to senior living facilities, sustainability, or capital planning.
- Support relationships with SNJM and neighboring properties regarding shared infrastructure or planning needs.

Education And Experience Required:
- Bachelor’s degree in Engineering, Construction Management, Facilities Management, or related field preferred.
- Minimum of 7–10 years in senior-level facilities leadership, preferably in senior living, healthcare, higher education, or nonprofit sectors.
- Proven experience leading capital project portfolios exceeding $5M annually.
- Strong understanding of building systems, code compliance, and infrastructure planning.
- Experience in regulatory and life safety compliance within licensed care environments is highly preferred.

This is a full-time, exempt role requiring standard weekday hours with availability for emergencies or special projects outside regular hours. The work schedule will be flexible to accommodate the evolving needs of the community, its programs, residents, team members, and operations.
