The Corporate Services job is responsible for the organization's real estate activities including site location and acquisition, property disposition and space leasing. Working under limited supervision, this job provides expert advice for the organization's commercial real estate holdings and oversees the leasing and purchasing process.
Key Responsibilities and Duties
- Determines optimal new purchase sites based on location and availability by advising on the financial options of site selection, space planning, design and relocation plans.
- Arranges the purchase or construction of facilities, along with negotiation of facility leases.
- Confirms proper documentation of lease or purchase transactions is acquired and protected.
- Implements procedures, designs and specifications used in site acquisition to ensure consistency and compliance with real estate regulations.
- Makes recommendations as appropriate for the disposal of properties.
- Coaches, reviews and delegates work to lower level professionals on the team.

- The role holder will be accountable for Engineering and Soft services including AMCs, Cafeteria &
pantry services, House-keeping services. Specializing in daily Operations, Expansion and Modification of facilities and its infrastructure.
Coordinate maintenance requests, repairs, and service calls through appropriate systems.
- Help monitor vendor performance and adherence to service level agreements
- Spearheaded Budgeting of CAPEX and OPEX, tracking and management of budgets and expenses. Monitoring contracts for compliance and cost control.
- Execution of projects for Facility Expansion, Design Changes, Improvements as per guidelines.
- Providing project management support for new projects.
- Develop and implement Local Environment, Health Safety Environment (HSE) Guidelines in line
with the global policy, assist to ensure compliance with all standards and regulations.
- Shall be a Champion of Culture, professionalism, and customer centricity.
- Maintain strong connection and collaboration with other External and Internal stakeholders.
- Vendor Management, regular meetings to ensure deliverables, track SLA’s and assessment of their performance.
- Implement cost savings and service improvement strategies & initiatives
- Exploring and leveraging AI into regular operations to imbibe culture of innovation.
- Focused on energy efficiency and adept with optimization tools
- Lead with a sustainability mindset – responsible for operational sustainability activities and supporting carbon footprint reductions and contribute to the overall strategy
- Facilitation of a robust control environment and management of all FM execution risks including management of any FM failures and drive a culture of learning and continuous improvement through application of best practice.
- Serves in dual capacity, ensuring TIAA GC associates adapt to new workplace features and develops strategies to manage people-side impact of changes; also serves as the GCS Culture Liaison
- Develop and Implement Change Management Strategies, Conduct thorough impact assessments to identify the scope and nature of changes.
- Identify and analyze key stakeholders and their potential impact from the change and act as a liaison between teams and impacted stakeholders.
- Oversees the comprehensive plan that supports change impacts of the Real Estate Location Strategy and promotes the focus on Culture
- Supports and implements workplace changes within the amenity's services
- Participates in meeting planning and culture engagement workshops
- Collates and provides data to support change decisions
