JOB SUMMARY/ESSENTIAL JOB FUNCTIONS: The Assistant Building Superintendent provides the maintenance, operations, and repair of various building systems and maintains the structural integrity of the UT Health Science Center Regional Biocontainment Laboratory.
Duties And Responsibilities:
- Maintains the HVAC system to ensure its operation at all times and maintains a negative airflow in the containment laboratories.
- Works with Facility Manager and Building Superintendent to alter, validate and test control sequences.
- Monitors and performs daily maintenance of air handlers, exhaust fans, dampers, and control systems to ensure biocontainment and biosafety of laboratories; performs adjustments as required.
- Performs and schedules preventive maintenance and repairs to HVAC equipment.
- Provides immediate response to problems and alarms; documents and disseminates information to appropriate parties when work is completed.
- Operates HVAC controls in coordination with the Building Superintendent and the Facility Manager during facility decontamination.
- Checks major equipment and logs readings as described in building Standard Operating Procedures.
- Checks and maintains mechanical systems and structural integrity of the building on a routine basis for problems or abnormalities.
- Maintains and repairs steam sterilizers and rack washing equipment.
- Maintains and repairs building electrical components.
- Performs other duties as required.
Minimum Requirements:
EDUCATION: Associate’s Degree in Mechanical, Industrial, or Electrical Technology or a related field. (TRANSCRIPT REQUIRED)
EXPERIENCE: Two (2) years of experience in either HVAC (mechanical repair, service, controls, operation and maintenance, or test and balance); OR a two-year certificate in electrical technology; OR a combination of education and experience to equal four (4) years.
LICENSE/CERTIFICATION: This position will undergo training and certification programs for systems and equipment designated by the supervisor. Must be able to pass The Department of Justice Security Risk Assessment. (COPY OF LICENSE/CERTIFICATION REQUIRED)
Knowledge, Skills, And Abilities:
- Knowledge of HVAC control sequences.
- Ability to use hand and power tools associated with the HVAC trade.
- Ability to troubleshoot and diagnose problems in HVAC systems.
- Proficiency in troubleshooting and repair of common and specialized laboratory equipment.
- Ability to read wiring diagrams, building plans, and operation manuals.
- Knowledge of typical air handling unit’s maintenance and operation.
- Knowledge of typical building heating systems maintenance and operation.
- Basic knowledge of plumbing and electrical systems is sufficient to provide temporary repairs.
- Excellent verbal and written communication skills.
WORK SCHEDULE: This position is required to report to the designated work location to ensure operation of essential campus functions or departments during an emergency, or when the University has suspended or delayed operations. This position may occasionally be required to work evenings and weekends. Ability to work overtime as needed.
