Summary Of Functions:

The Maintenance & Janitorial Technician is responsible for ensuring the cleanliness, upkeep, and basic maintenance of all community buildings, facilities, and common areas. This role includes both indoor and outdoor tasks, requiring a flexible approach to custodial and maintenance duties.

Major Duties & Responsibilities:

Custodial Responsibilities:

• Clean, sweep, mop, and disinfect all community buildings on a routine basis.
• Clean and disinfect restrooms, locker rooms, and shower facilities.
• Empty trash receptacles in all buildings and outdoor recreational areas.
• Dust furniture, clean windows, and arrange for occasional deep cleaning services.
• Clean and maintain outdoor furniture, water fountains, and recreational areas.

Maintenance Responsibilities:

• Inspect and maintain outdoor common areas, including sidewalks, tennis courts, bocce courts, pickleball courts, and pool decks.
• Pressure wash buildings, sidewalks, and pool decks as needed.
• Treat common areas for mildew, weeds, and insects.
• Conduct minor plumbing and electrical repairs that do not require a licensed vendor.
• Repair and maintain furnishings, doors, signage, and equipment where practical.
• Replace light bulbs in all facilities as needed.
• Maintain and perform routine inspections of fitness equipment.
• Use ladders or lifts safely to complete assigned tasks (up to 30 feet).
• Drive maintenance carts safely within the community.

Customer Service & Additional Responsibilities:

• Greet and assist residents and guests with community information and events.
• Set up and reset rooms for events and activities.
• Ensure equipment are in good condition.
• Assist with additional tasks and projects as assigned by management.

Requirements

Skills & Qualifications:

• High school diploma or equivalent.
• 2-5 years of custodial or maintenance experience preferred.
• Basic plumbing and electrical knowledge are a plus.
• Basic computer skills.
• Valid driver’s license.
• Ability to lift and carry up to 50 lbs., perform physical tasks, and work in various weather conditions.
• Tennis Court Maintenance

Work Environment & Schedule: This position alternates between working indoors in a climate-controlled environment and outdoors in varying weather conditions. Some evening and weekend hours may be required based on community needs.
