Managing Director, CAS (Commercial Property Management)

Overview

The Managing Director, CAS will lead commercial property management operations across the Northeast Indiana Region, driving strategic initiatives to maximize asset value while delivering exceptional client service. This role combines strategic leadership with operational excellence, overseeing a team of property management professionals to achieve superior operational, financial, and departmental performance goals.

Reports to: Executive Managing Director, CAS  

Key Responsibilities

Strategic Leadership & Team Management 

  • Provide direction, supervision, mentoring, and guidance to Property Management staff throughout Northeast Indiana 
  • Serve as Property Manager for high-profile and complex client portfolios requiring executive-level attention 
  • Lead hiring, evaluation, transfer, promotion, and termination decisions within the department 
  • Identify training needs, track performance metrics, and implement coaching programs to motivate and develop team members 

Financial Management & Analysis 

  • Oversee preparation of annual property budgets, forecasts, management plans, and monthly performance reports 
  • Analyze complex business and financial data to develop innovative solutions and strategic recommendations 
  • Prepare and analyze profitability analysis for managed accounts, providing recommendations for fee adjustments and service modifications 
  • Ensure delivery of accurate, timely, and comprehensive client communication and variance reporting 
  • Drive departmental financial performance within assigned market or region, supporting tactical and strategic planning initiatives 

Client Relations & Property Operations 

  • Ensure each property is managed to achieve specific ownership goals, mentoring staff to understand diverse management approaches for different ownership structures 
  • Maintain relationships with key clients, tenants, industry associations, government representatives, and vendor partners 
  • Oversee strategic project management of major repairs and capital improvements through direct reports 

Business Development & Industry Engagement 

  • Drive business development and departmental growth through both organic expansion and new client acquisition 
  • Participate in sales presentations and proposal development as needed to secure new business opportunities 
  • Participate in civic and business organizations, attending BOMA and IREM programs and activities 
  • Ensure overall compliance with industry best practices and regulatory requirements 
  • Lead integration of new properties into management portfolio with proper protocols and timely execution 

Qualifications

Education & Experience

  • Bachelor's degree in Real Estate, Management, Finance, Business Administration, or related field preferred 
  • 7+ experience in Property Management, Asset Management, and/or Development 
  • Proven track record of improving operating results, particularly revenue enhancement and cost-effective expense management 
  • CPM or RPA designation preferred 

Skills & Competencies

  • Demonstrated strong and effective leadership, staff development, and communication skills 
  • Advanced financial and analytical capabilities with comfort in real estate finance language and concepts 
  • Critical thinking abilities to assess, synthesize, and communicate complex issues and solutions as a key management team member 
  • Disciplined and results-driven approach with strong project management skills ensuring consistent focus on key performance drivers 
  • Exceptional client relationship management with demonstrated success building long-term partnerships with institutional, corporate, and high-net-worth clients 
  • Outstanding communication skills including ability to create compelling presentations, reports, and strategic documents for executive audiences 
  • Strong industry knowledge with active participation in professional organizations (BOMA, IREM, ULI) and commitment to continuing education 
  • Proven negotiation expertise and ability to influence key stakeholders, drive consensus, and achieve desired business outcomes
