Job Summary:
Provides leadership and strategic direction for all facilities, preventative maintenance, repair and maintenance (R&M), and capital expenditure (CapEx) initiatives across NFPs operating footprint. Ensures the optimal performance of equipment and facilities, develops long-range maintenance strategies, and oversees multimillion-dollar budgets that directly impact profitability, member experience, and brand reputation. Partners with executive leadership, operations, and finance to align facility investments with business growth, cost control, and organizational objectives while ensuring every club delivers a clean, safe, and reliable environment for members.
Essential Job Functions:
Facilities Team Leadership & Day-to-Day Operations
- Lead, mentor, and manage team of support service managers and maintenance technicians.
- Set clear priorities for the facilities team:
- Establish daily, weekly, and monthly inspection and reporting processes that hold teams accountable for performance.
- Coordinate rapid response to urgent repairs and emergencies, ensuring immediate safety and operational continuity
- Equipment Reliability: Ensure fitness equipment (cardio, strength, specialty units) is fully operational and available for member use.
- Minimal Downtime: Drive preventative maintenance programs that reduce breakdowns, extend equipment life, and limit disruptions to members.
- Facility Standards: Oversee building systems (HVAC, electrical, plumbing, life safety systems) to maintain clean, safe, and compliant clubs.
- Member Experience: Ensure every maintenance decision directly supports an uninterrupted, high-quality experience for members.
Strategic Leadership & Vision
- Define and execute the enterprise-wide facilities and maintenance strategy to support organizational growth, member experience, and brand standards.
- Drive innovation in facilities operations through technology adoption, vendor partnerships, and cost-saving initiatives.
Budgeting, Capital Planning & Cost Control
- Develop and manage the annual CapEx budget in partnership with Finance and Operations, ensuring strategic allocation of resources across new builds, re-equips, remodels, and ongoing investments.
- Oversee repair and maintenance (R&M) budgeting and spending, implementing cost-control measures, vendor negotiations, and performance monitoring to maximize ROI.
- Forecast long-term maintenance and equipment replacement needs to optimize asset life cycles and reduce unexpected costs.
Vendor & Project Management
- Oversee vendor strategy, including selection, negotiation, and performance management, ensuring high-quality service and cost control.
- Direct the execution of large-scale facility projects including re-equips, remodels, and CapEx installations, ensuring they are completed on time, within budget, and to brand standard.
Performance Management & Reporting
- Define and track KPIs for facility performance, equipment uptime, cost efficiency, and safety compliance, providing regular executive-level reporting.
- Leverage data and analytics to inform strategic decisions, identify cost-saving opportunities, and measure ROI of CapEx and R&M initiatives.
- Partner with Operations, Finance, and Real Estate teams to ensure facilities strategies align with new club growth, member experience, and brand promise.
Qualifications
Job Requirements:
- Bachelor’s degree in Business, Engineering, Facilities Management, or related field required (related work experience may be considered in lieu of degree requirement)
- 10+ years of progressive leadership in facilities, maintenance, or support services within a multi-unit/multi-state environment (fitness, retail, or hospitality preferred).
- Proven track record of managing multimillion-dollar CapEx and R&M budgets with measurable cost control results.
- Strong background in leading large teams across multiple geographies, with an emphasis on accountability, coaching, and execution.
- Expertise in preventative maintenance programs, equipment lifecycle management, and facility compliance.
- Ability to travel overnight at least 50%
