Property Maintenance Supervisor

Description

The Property Maintenance Supervisor is responsible for coordinating the day-to-day maintenance of Rumbling Bald Lodging properties. This includes supervising and scheduling Property Maintenance Technicians, providing support to the housekeeping team, coordinating with other departments, and handling all administrative tasks which support maintenance of Rumbling Bald Lodging properties.  Assists the Director of Lodging in the evaluation and on-boarding of properties in a manner that creates a favorable first impression for arriving guests. Orders and manages supplies to meet the needs of housekeeping, amenities and lodging properties.

Qualified candidates must be available to work weekdays and weekends, as well as participate in the on-call rotation as scheduled.

Requirements

Essential Job Functions:

• Supervises and schedules the daily activities of the Property Maintenance Technicians to support the proactive maintenance of Rumbling Bald managed properties. This includes providing critical support to the housekeeping staff resulting in efficient cleans and timely turns of properties.
• Assists the Director of Lodging in the evaluation of new properties.
• Oversees the preparation and on-boarding of new properties managed by Rumbling Bald Lodging.
• Tracks and manages routine maintenance needs for Rumbling Bald managed properties to ensure they are done in a quality and timely manner.
• Coordinates third party contractors to provide certain maintenance support, per Rumbling Bald Lodging policies and procedures.
• Ensure the safe operation and maintenance of all Property Maintenance Technicians and Housekeeping vehicles.
• Process and take receipt of all orders for linens, guest supplies, Housekeeping cleaning supplies and Amenity cleaning supplies.
• Purchase and keep accurate inventory records on high value items and process receipts for all rebilled parts used by the Lodging Department to maintain rental units.
• Oversee Live Manager, train Property MaintenanceTechnicians and Housekeeping on the system, recommend improvements, and bill out all work orders executed through the system.
• Install and maintain appropriate codes for all rental unit keypads.

Other Job Functions:

• Assists with cleaning rental unit vans and gassing vans for daily use.
• Assist the housekeeping staff by running linen and supplies as needed to prepare units for guests.
• Perform other job functions as directed by the Director of Lodging necessary to ensure company goals and guest expectations are exceeded.
