Summary
The Head of Store Development is a critical position responsible for the direct management of retail, outlet, travel retail design and construction and corporate facilities and maintenance projects. This position will manage a team of construction and maintenance specialist personnel to service Capri Holdings’ store expansion plans in Japan and Korea.
Responsibilities
- Directly reports to VP of Store Development APAC.
- Oversee and manage Japan and Korea Store Development Team (including Store Design Construction & Facility Maintenance).
- Work closely with Capri brands’ regional leaders and department heads to align on company goals, to ensure best practices and delivery.
- This role with his team will oversee all schematic, design development and final construction drawings to ensure the company is building cost effective retail and outlet stores. Ensure design for each store supports marketing and creative strategies, product requirements, and financial targets.
- This role with his team will oversee the construction process for all new store buildouts, refurbishments and renovations. Responsible for the successful management of the overall construction budget and calendar at all stages of construction
- This role with his team will manage the bid phase: negotiate proposals, prepare general contractor bid leveling analysis, ensure all required materials and resources are available and within budgetary guidelines, and ensure all contract administration and purchase order follow corporate guidelines requirement. Ensure all financial closeout documents are complete, correct, and timely manner.
- This role will assist business development and real estate team in the feasibility study of new projects store development. Review and ensure landlord tenant criteria and construction portions of the lease are thoroughly evaluated and communicated to internal leadership team and external business partners.
- This role with his team will track and maintain project costs-to-date through the approval of all invoices utilizing the department project accounting tracking reports.
- This role with his team will manage project close-out documentation to ensure smooth handover of relevant information from construction team to facility & maintenance team.
- This role with his team will manage Japan and Korea Capri’s corporate facilities & store maintenance for all preventative and reactive maintenance request (within or beyond warranty period), as well as store reinstatement, Popup, temp store and refresh and minor retrofit projects.
- This role with his team will oversee work carried out by maintenance manager or maintenance service provider in the region, including but not limited to managing Capri three brands’ maintenance spending to ensure efficiency and quality as top priority.
- Develop new and maintain good relationships with suppliers, contractors, consultants, designers, and internal customers.
- This role will manage and ensure open communication and good chemistry among his team members that benefit the growth and development of the entire Store Development team in Japan and Korea.
- This role will serve as a mentor to his junior team members on the construction and maintenance team, strategically growing team to support growth in the market.
- This role will require exceptional problem solving and solution mindset to review challenge and provide solutions and intelligent proposal.
- Align with the company goals.
Requirements
- Degree in architecture or interior design is preferred, not a must.
- Strong people management skills and experience, managing a team of 5+ employees with members of different ages and background.
- Strong communication skills with frequent communication to Japan and global executive team is preferred.
- 10-15 years’ experience in the retail architectural, construction or project management industry is preferred, not a must.
- Ability to work independently with strong initiative on many projects simultaneously with aggressive timelines is imperative.
- Exceptional in managing up and across.
- Exceptional in identifying challenges and providing intelligent solutions.
- Exceptional in problem solving skills.
- Exceptional organizational skills.
- Proficient with Microsoft Office and AutoCAD
- Ability to travel in the region.
- Strong verbal, written and communication. English proficiency is a must.
- Candidate with foreign education and work experience is preferred, not a must.
- Native Japanese is preferred.
