Job Title: Building Management System (BMS) Operator
Reports To: Facilities Manager / Facilities Engineer
Job Summary
The Building Management System (BMS) Operator is responsible for the continuous monitoring, operation, and optimization of building services and critical infrastructure through the Building Management System. This role plays a crucial part in ensuring the efficient, safe, and comfortable operation of the facility, identifying and responding to system anomalies, and supporting maintenance activities by providing real-time data and insights.
Key Responsibilities
BMS Monitoring and Operation:
•    Continuously monitor the BMS for alarms, system faults, operational deviations, and performance inefficiencies across all integrated building systems (HVAC, lighting, power, fire, security, elevators, etc.).
•    Operate and control building systems through the BMS interface, adjusting setpoints, schedules, and operational parameters to optimize comfort, energy efficiency, and system performance.
•    Respond promptly to critical alarms and system alerts, assessing the severity of the issue and initiating appropriate corrective actions or escalating to relevant technical teams.
•    Perform system overrides and adjustments as required during emergency situations, planned maintenance, or special events, ensuring minimal disruption to operations.
Troubleshooting and Coordination:
•    Conduct initial analysis and basic troubleshooting of system malfunctions identified via the BMS, attempting to resolve issues remotely where possible.
•    Coordinate and dispatch on-site maintenance technicians or relevant personnel in response to alarms or reported issues, providing them with detailed information from the BMS.
•    Liaise closely with maintenance teams to verify repairs, test system functionality post-maintenance, and update BMS records.
•    Support specialized technicians (e.g., HVAC, electrical, fire safety) by providing specific BMS data, trends, or operational insights.
Data Analysis and Reporting:
•    Generate and analyze operational reports, trend data, and historical logs from the BMS to identify recurring issues, optimize energy consumption, and support performance improvement initiatives.
•    Maintain accurate and detailed records of all BMS activities, alarms, incidents, and actions taken, ensuring proper documentation for audits and operational reviews.
•    Assist in the development and refinement of BMS operational procedures and alarm management protocols.
System Optimization and Compliance:
•    Proactively identify opportunities for energy savings and operational efficiency through intelligent use of the BMS.
•    Ensure all BMS operations comply with established safety protocols, industry standards, and regulatory requirements.
•    Assist in the calibration and verification of BMS sensors and control devices.
•    Participate in the testing and commissioning of new BMS installations or system upgrades.
•    Communication and Collaboration:
•    Communicate effectively with building occupants, facilities staff, and management regarding building conditions, system status, and any potential disruptions.
•    Provide training and guidance to new staff on basic BMS navigation and reporting as needed.
•    Participate in on-call rotations or work extended hours as operational needs dictate.
Qualifications
Education: A Technical Diploma or Associate’s Degree in HVAC, Electrical Engineering Technology, Building Automation, Computer Programming or a TESDA NC II holder is highly preferred.
Experience:
•    Minimum of 3 years of experience operating and monitoring Building Management Systems in a commercial, industrial, or institutional setting.
•    Demonstrated experience with specific BMS platforms (e.g., Siemens, Honeywell, Schneider Electric, Johnson Controls, Delta Controls) is a significant advantage.
Knowledge:
•    Strong understanding of HVAC systems, control strategies, and related mechanical/electrical components.
•    Familiarity with various building services (lighting control, power monitoring, fire alarm systems, access control).
•    Basic knowledge of IT networks and protocols as they relate to BMS communication.
Skills and Competencies
Technical Proficiency: Advanced knowledge and hands-on experience with BMS software and hardware, including alarm management, trending, scheduling, and graphic interpretation.
Analytical Thinking: Strong ability to interpret complex data, diagnose system issues, and identify root causes.
Problem-Solving: Proactive and methodical approach to troubleshooting and resolving operational problems.
Attention to Detail: Meticulous in monitoring systems and maintaining accurate records.
Communication: Excellent verbal and written communication skills to articulate technical information clearly and concisely to diverse audiences.
Decision-Making: Ability to make sound decisions under pressure, especially during critical incidents.
Independence & Teamwork: Ability to work autonomously while also collaborating effectively with maintenance teams and other stakeholders.
Computer Literacy: Proficient in using standard office software (MS Office Suite) and comfortable with specialized BMS software.
