Description

Infinity Management & Investments is seeking a full-time Regional Manager to oversee a portfolio of properties in Southern California.

The qualified candidate must have 3-5 years of experience managing multiple properties and have excellent supervisory and time-management skills.

Duties And Responsibilities

Conducts all business in accordance with company policies and procedures, Fair Housing laws, Americans with Disabilities Act, Fair Credit Reporting Act, Section 8 and all other laws pertaining to multifamily housing. Tax Credit compliance training preferred.

Monitors the daily operations of all properties in their portfolio, including:

  • Ensuring that all rents are collected when due and posted in a timely manner. Making sure that all bank deposits are made daily. Assisting with evictions, utility cut-offs, and tenant notices as required on delinquent rents.
  • Training managers in the constant vendor/contractor communications concerning work scheduling, billings, vendor relations, W9’s, and certificates of insurance. Ensure all managers are trained for approving and submitting invoices in a timely manner to corporate office for payment.
  • Inspecting properties to ensure that proper licensing, fair housing, and labor posters are posted as required.
  • Ensuring that managers are effectively managing the daily operations of the property.
  • Providing support and insight into best practices for property expenditures.
  • Ensuring that petty cash reports are submitted accurately and on time..

Personnel

  • Provides recommendations in the recruitment, hiring, and training processes for all on-site property staff in their portfolio.
  • Trains Property Managers on the process of leading their employees in the enforcement of all policies and procedures.

Administrative/Office

  • Verifies that Property Managers are completing lease files and recertifications prior to the required due date.
  • Frequently verifies the overall condition of the property to ensure Managers are fulfilling the requirements of IMI audits and regulatory agency audits.
  • Ensures that offices are being opened per the posted office hours.
  • Attends all professional development courses as defined by IMI in a timely manner.
  • Ensures that Property Managers maintain records on all aspects of management activity on a daily, weekly, and monthly basis both manually and electronically.
  • Ensures that all required reports are submitted to the corporate office as required by Property Managers.

Employee Relations

  • Maintains positive employee service attitude with all Property Managers, site employees and corporate employees.
  • Ensures Property Managers are in compliance with all Fair Housing laws.
  • Makes frequent inspections with the Property Manager to audit move-in/move-out compliance.
  • Assist in performing occupied unit inspections as required by IMI policies.
  • Frequently reviews all notices to vacate to determine accuracy and provides training in areas of need.
  • Ensures that all IMI policies and procedures are being followed to maintain positive resident communication; e.g., assist in the resolution of complaints, service requests, etc.

Maintenance

• Physically walks and inspects the entire property on a regular basis; verifying the condition of the overall property, common areas, and vacant apartments.

Marketing/Leasing

  • Assist in the data collection of market surveys weekly/monthly (as owner requires).
  • Maintains awareness of market/industry conditions and trends via trade publications, professional organizations, etc., as required.

Safety

  • Ensures that all liability and property incidents are reported to the corporate office immediately.
  • Ensures that all workers' compensation claims are reported and assists with completion of the proper paperwork, as needed.

General

  • Performs any additional duties or tasks as assigned by the Asset Manager or IMI.
  • Is familiar with the company’s strategic goals each year, striving to accomplish the goals at the site level.
  • Delivers superior customer service in all areas, including customer service within the company as well as outside the company with Property Managers, residents and vendors.

Requirements

Qualifications & Requirements

Experience in on-site property management required. Must have a background in supervision and a successful track record of accomplishments. Computer Skills: Word processing software, spreadsheet software, Internet, email software, and on-site rental system software. Office Equipment:

Personal computer, calculator, typewriter, copy machine, fax machine, telephone, key machine. Work Hours: Main office hours vary depending on unit count. Must be available evenings, nights and weekends for staffing needs and emergencies.

  • High School diploma or equivalent required; college degree preferred.
  • Certified Apartment Manager (CAM), Residential Apartment Manager (RAM) or Certified Property Manager (CPM) certification preferred.

Driving Requirements

  • Frequent need (80% of the time) to utilize personal transportation to inspect properties, train Property Managers or provide additional support or insight.
  • Must have valid driver's license and automobile insurance.
