POSITION OVERVIEW

The Account Director - Facilities Management will serve as the primary leader for the delivery of comprehensive facilities management services to our key client across India. This strategic role requires a seasoned professional who will act as the single point of contact for the client while ensuring exceptional service delivery, operational excellence, and sustainable business growth across multiple locations.

KEY RESPONSIBILITIES

Client & Account Management

  • Serve as the primary point of contact for JLL's facilities management service delivery and escalation management across India
  • Maintain accountability for service delivery performance to meet all contractual obligations and client expectations
  • Build and nurture strategic relationships with key stakeholders across client locations in Bangalore, Mumbai, and Gurgaon
  • Coordinate and conduct regular business reviews with client stakeholders to ensure alignment and satisfaction
  • Collaborate with the Regional Account Director to develop and execute comprehensive business plans that align with both client outsourcing objectives and JLL's strategic goals

Contract & Performance Management

  • Ensure strict adherence to all contractual terms, conditions, and service level agreements
  • Drive achievement of key performance indicators (KPIs), service levels, and contracted performance measures
  • Implement and oversee robust change control processes to manage scope modifications
  • Establish and maintain effective governance frameworks for account management across India

Financial Management & Business Development

  • Support client in developing accurate property budgets and forecasts in accordance with established financial timelines
  • Achieve agreed financial targets including revenue goals, expense management, and accounts receivable targets
  • Meet established growth targets and identify opportunities for account expansion
  • Identify and pursue cross-selling opportunities across JLL's service portfolio
  • Manage fee collection processes and monitor outstanding payment tracking

Operations & Team Leadership

  • Provide direct management and leadership for all service delivery resources including recruitment, performance management, and team development
  • Champion professional development initiatives for all direct reports through coaching, mentoring, and career planning
  • Develop and implement comprehensive succession planning strategies for the account
  • Lead implementation of technology systems and platforms to enhance service delivery capabilities
  • Ensure accurate and timely reporting from all operational systems

Process Excellence & Standardization

  • Develop, implement, and maintain standard operating procedures and processes specific to account requirements
  • Drive regional initiatives and programs to enhance service delivery and operational efficiency
  • Lead client-specific initiatives including cost savings programs, benchmarking studies, and best practice implementation
  • Source, adapt, and implement industry best practices to continuously improve account performance
  • Ensure regional consistency across reporting standards, operating procedures, systems utilization, and HR practices
  • Establish standardized monthly reporting protocols across all locations
  • Contribute to regional reporting development to meet client satisfaction requirements

REQUIRED QUALIFICATIONS

Education & Experience

  • Bachelor's degree in Engineering, Business Administration, or related field; Master's degree preferred
  • Minimum 10-12 years of progressive experience in facilities management or related real estate services
  • Minimum 5 years of experience in senior account management or client-facing leadership roles
  • Proven track record managing large-scale, multi-location facilities management contracts

Technical Skills

  • Deep understanding of facilities management operations, including mechanical, electrical, HVAC, and building systems
  • Strong financial acumen with experience in budget development, P&L management, and financial reporting
  • Proficiency in CAFM/IWMS systems and other facilities management technology platforms
  • Advanced knowledge of contract management principles and service level agreement development

Leadership & Management Skills

  • Demonstrated ability to lead and develop high-performing teams across multiple locations
  • Excellent stakeholder management and relationship-building capabilities
  • Strong project management skills with ability to manage multiple initiatives simultaneously
  • Experience in change management and organizational development

Communication & Interpersonal Skills

  • Exceptional verbal and written communication skills in English; knowledge of local languages preferred
  • Strong presentation and facilitation skills for executive-level audiences
  • Proven ability to influence and negotiate with senior stakeholders
  • Cultural sensitivity and ability to work effectively in diverse, multicultural environments

PREFERRED QUALIFICATIONS

  • Professional certifications such as FMP (Facility Management Professional), PMP, or similar credentials
  • Experience with sustainability and ESG initiatives in facilities management
  • Knowledge of Indian real estate market and regulatory environment
  • Previous experience with JLL or other global real estate services firms
