Summary:
The Marketing Solutions Manager plays a pivotal role in driving a growth mindset that fuels lead generation, customer engagement, experience, and occupancy across all selected properties and regions. By developing, evaluating, and executing high-impact performance acquisition campaigns, this role contributes directly to the organization’s mission of maximizing revenue, enhancing resident experience, and strengthening brand presence.

Reporting to the Director of Customer Acquisition, this individual will collaborate closely with Regional Managers, Area Vice Presidents, Operations, Asset Management, and vendor partners to ensure campaigns are strategically aligned and executed with excellence. Success in this role requires an analytical, innovative, and detail-oriented professional who can deliver actionable insights, manage cross-functional projects, and inspire collaboration. The Marketing Solutions Manager’s core mission is to optimize market effectiveness while fostering a culture of continuous improvement and measurable impact.

Essential Duties:

Campaign Performance Management
• Lead day-to-day management of campaigns for designated properties.
• Monitor campaign performance against key metrics, adjusting strategies to maximize ROI.
• Track and advise KPIs to evaluate impact on lead generation, traffic, and occupancy.
• Provide actionable insights to inform both tactical and strategic decisions.
• Deliver personalized, targeted, and relevant plans throughout the customer journey.

Strategy Development and Optimization
• Work with cross-functional teams to explore program enhancements.
• Partner with vendors to refine strategies and adopt best practices.
• Stay informed of industry trends, emerging technologies, and competitor activity.

Business Intelligence and Reporting
• Analyze and interpret large datasets from multiple native and third-party platforms.
• Utilize concise reporting dashboards and visualizations to present performance insights.
• Collaborate inter-departmentally to measure ROI at national, regional, and local levels.
• Provide recommendations for continuous improvement in program design.

Stakeholder Collaboration
• Partner with multiple departments to align campaigns with business priorities.
• Translate business questions into actionable insights that inform decision-making.
• Build strong relationships with internal stakeholders and external vendors to ensure alignment and program success.
• Represent the organization at industry associations, conferences, and networks, bringing back fresh perspectives and innovative ideas.

Education and/or Experience:
• Bachelor’s degree in Marketing, Business Administration, or related field preferred.
• 3–5 years’ experience in a team-centric marketing role; multifamily/real estate industry experience preferred.
• Proven ability to analyze and manipulate data from multiple sources; experience with Popular BI & Data Visualization Tools.
• Strong knowledge of advertising/marketing practices, emerging trends, and customer journey optimization.
• Skilled in communication, influencing, and project management with a service-oriented attitude.
• Ability to thrive in a fast-paced, dynamic environment with multiple priorities.

Salary range: $77,000-$85,000/yr

If you are hired at Morgan Properties, your overall compensation package will also be determined based on factors such as geographic location, skills, education, and/or experience which may result in total compensation outside of this range.
