WHAT WILL YOU DO?

  • Establish and foster strong relationships throughout the organization as a multifamily asset management expert.
  • Oversee and interact with the property management team at Avenue Living Communities; support the operations team in understanding the asset strategy set by the asset management team, and performance expectations required to achieve financial targets.
  • Prepare and present reports on asset performance and macroeconomic updates to the executive team and various stakeholders; recommend and implement approved revisions as necessary.
  • Develop pro-formas, asset plans and budgets to align asset level strategies to corporate goals and valuations, including scenario analysis and sensitivities.
  • Gather and interpret detailed market, historical, and asset information, including rents and other revenue, operating costs, margins, and capital spend.
  • Develop short- and long-term asset strategies for individual properties considering projected performance, risk assessment, and market influences.
  • Support acquisition underwriting and due diligence review.
  • Assist with budget preparation; support in setting operational and financial targets that achieve organizational goals; develop and refine assumptions with the property management team; review and refine budgets to improve quality; and prepare presentation materials for field and executive levels.
  • Analyze, collect, and present data from various sources.
  • Complete Ad hoc projects as required.

WHAT DO YOU NEED?

  • Prior experience in real estate and/or a strong interest to learn about the industry is required.
  • Undergraduate Degree in Finance, Accounting, Commerce, or similar.
  • Advanced Microsoft Office skills, including Excel, PowerPoint, and Word.
  • Ability to travel to site as required.
  • Capability to analyze large amounts of data, and present findings in a clear and concise manner.
  • Enrolled or willingness to pursue a financial designation is an asset (CFA, CPA etc.).
  • Knowledge of SQL considered an asset.
  • Experience with Yardi considered an asset.
  • Effective communication skills and team player mindset – you will play a key role in developing relationships, recommending strategy and collaborating across departments.
  • Creative problem-solving skills and financial acumen— you are curious, creative, and a quick thinker who can make suggestions for improvement.
  • Passion for real estate—this role is heavily involved in the day-to-day operation of multi-family assets.
  • Ability to adapt quickly to changing needs and procedures.
  • Attention to detail and strong work ethic.
  • Ability to meet tight deadlines and excel in a fast-paced environment.
