We are seeking a highly skilled Mechanical HVAC Commissioning Lead to manage the complete commissioning lifecycle of HVAC and mechanical systems within semiconductor facilities. This role ensures that systems are installed, tested, and operated to meet stringent ASHRAE standards, cleanroom certification requirements, and semiconductor industry specifications.
Responsibilities:
Planning & Documentation (Phase 1 – Pre-Planning):
- Develop mechanical commissioning plans in alignment with ASHRAE standards and client specifications.
- Act as Task Leader (TL) during design reviews, ensuring mechanical systems meet project requirements.
- Create verification checklists and functional test procedures for mechanical systems.
- Review and refine mechanical Sequence of Operations (SOO).
- Coordinate with Test and Balance contractors to establish testing protocols.
Technical Execution (Phases 2-6):
Factory Witness Testing (Phase 2 – ASHRAE Level 1):
- Lead mechanical equipment factory acceptance testing (FAT).
- Verify equipment performance meets design specifications and standards.
Construction & Installation Verification (Phase 3 – ASHRAE Level 2):
- Conduct MEP inspections focusing on mechanical installations and code compliance.
- Oversee hydro/pressure testing, duct leakage testing, and maintenance access validation.
- Ensure proper installation of sensors and integration of control systems.
Operational & Functional Testing (Phases 4-5 – ASHRAE Levels 3-4):
- Manage Test and Balance activities for air and water systems.
- Verify controls software operation and system dependencies between HVAC and building systems.
- Lead Functional Acceptance Testing (FAT) of mechanical and cleanroom air handling units.
- Ensure cleanroom AHU performance meets certification standards.
Integrated Systems Testing (Phase 6 – ASHRAE Level 5):
- Lead Integrated Systems Testing (IST) of HVAC and mechanical systems with facility components.
- Validate MAHs, air recirculation systems, sensible cooling, and specialized exhaust systems (Scrubbed, Solvent, Silane).
- Document system performance, energy use, and efficiency.
Quality Assurance & Documentation:
- Maintain detailed commissioning documentation and track non-conformance reports.
- Generate comprehensive commissioning and performance validation reports.
- Ensure compliance with ASHRAE 90.1 and project-specific energy efficiency requirements.
- Review and update O&M manuals for mechanical systems.
Coordination & Management:
- Lead weekly commissioning team meetings and coordination with Test and Balance contractors.
- Collaborate closely with the Facility Operations Team and key stakeholders.
- Conduct mechanical systems training sessions for operations staff.
- Support owner acceptance and system turnover activities.
Post-Occupancy Support (Phase 7):
- Conduct opposite season performance balancing and 11-month performance verification.
- Validate mechanical system performance under actual load conditions and support system troubleshooting during early occupancy.
- Any other duties or responsibilities that may be assigned to you in your role.
Skills Required:
- Minimum 5 years of HVAC commissioning experience within the semiconductor or mission critical industry.
- Expertise in cleanroom environments, process cooling, air distribution, and specialized exhaust systems.
- Strong understanding of ASHRAE standards, energy efficiency (ASHRAE 90.1), and mechanical controls systems.
- Experience with integrated systems testing and performance validation.
Education / Licenses / Certifications:
- Bachelor's degree in relevant studies is strongly preferred but not required.
- OSHA 30 is required.
- Commissioning Certification is preferred.
- Proof of education, licenses, and certifications will be required where applicable.

Hourly Rate:$50—$70 USDEligibility is determined according to company policy and applies only under specific conditions related to job location and travel requirements.
