MAIN RESPONSIBILITIES & ACCOUNTABILITIES
The Leasing Director, Singapore is responsible for overseeing the company's Singapore leasing activities, including the formulation and execution of lease strategies within the portfolios assigned. You will develop a deep understanding of customer needs, future plans and internal decision making with regards to space requirements. You will look out for new business opportunities and offer solutions to customers and their partners, foster and maintain strong business relationships to build pipelines for the properties
This is a fast-paced environment where partnering with brokers, agents, research teams, marketing, finance will be crucial to the business overall leasing success.
The role is a highly visible position and is an integral part of the Singapore Team.
Lease Negotiations:
- Lead lease negotiations, renewals, and extensions for warehouses, distribution centers, and related office spaces.
- Attend to leasing enquiries received to provide work space solutions for consideration by prospects.
- Collaborate with legal, finance, and other departments to finalize terms and conditions of leases.
- Ensure that lease terms, such as rent, service charges, and other obligations, are favourable and in line with company policies.
Budgeting and Financial Reporting:
- Assist in the preparation and management of the lease budget, ensuring all costs are tracked and reported accurately.
- Review and approve invoices related to leased properties (e.g., rent payments, service charges, utilities).
- Monitor lease escalations and payment schedules to ensure timely and accurate payment.
Compliance & Risk Management:
- Ensure all leases are in compliance with local laws, including property regulations, zoning laws, and environmental policies.
- Proactively address lease-related risks, such as rent escalations, terminations, and legal disputes.
Relationship Management:
- Build and maintain positive relationships with tenants, research houses, and external real estate brokers. Establish strong networking channels with the market at large.
- Act as the main point of contact for any property-related issues or disputes.
Operational Support:
- Collaborate with asset and property teams to ensure leased properties meet the company's logistical needs.
- Oversee facility maintenance issues related to leased properties, ensuring timely resolution of issues such as repairs, upgrades, or modifications.
Requirements
- Degree in Real Estate, Business, Marketing or related disciplines;
- Candidates should be real estate salesperson (RES) registered with the Council for Estate Agencies;
- Sound understanding of the industrial real estate;
- At least 5 years of relevant experience in the Singapore market for industrial property sector;
- Strong communication and interpersonal skills for liaising and managing stakeholders at all levels;
- Good negotiation and presentation skills are critical to the success of this role;
- Ability to follow directions and take initiative when required;
- Have the ability to solve problems, plan ahead and have strong organizational and analytical skills;
- Have good people skills and can manage ambiguity and constant changes effectively;
- Strong ability to identify and manage risk and resolve problems at a project and commercial level;
- Exceptional accuracy & analytical reporting skills;
- Self-motivated and able to work under pressure with tight deadlines;
- Good Microsoft skills (Word, Excel, Power Point);
- Experience with Yardi ERP accounting software would be an advantage
