The Cypress of Charlotte is recruiting for a hospitality focused Maintenance Technician III to work full-time Monday - Friday 8:00 am to 4:30 pm and every 5th weekend. Our Maintenance Technician III's work in accordance with established policies and procedures and/or specific instructions from the Facility Operations Director and/or Assistant Facility Operations Director to complete work order requests. Must be able to perform the duties outlined below.
Here are a few of the daily responsibilities of a Maintenance Technician III:
- Responsible for the continuous safe operations and preventive maintenance of all HVAC equipment, boilers, heaters.
- Responsible for keeping maintenance shop clean, orderly and neat.
- Maintains all tools, equipment and supplies in proper condition on a daily basis.
- Responds to work order requests and radio calls in a timely manner.
- Performs repairs (electrical, mechanical, plumbing, carpentry, etc.), paints, installs household fixtures, routine preventative maintenance for villas and cottages, and other requests as needed.
- Diagnose HVAC issues and be able to do repairs, i.e., read gauges, install Freon, capacitors, transformers, thermostats, etc.
- Performs requested maintenance of all HVAC equipment, refrigeration equipment, etc. as necessary.
- Perform HVAC system replacements.
- Replace boilers and hot water heaters.
- Reads blueprints, prepare sketches as required to document work.
- Performs all necessary scheduled preventive maintenance procedures on designated equipment while following manufacturer's recommendations.
- Assist in responding to Fire Alarms or drills.
- Cross-trains in all other areas of Plant Department.
Here are a few of the qualifications we need you to have:
- A valid CPO license may be required and may assist in keeping the pool and spa within local guidelines.
- Universal EPA card and/or HVAC Type II card is required.
- High school diploma or equivalent is required.
- Must be skilled in proper usage of necessary tools and equipment for electrical, plumbing, carpentry, mechanical, etc.
- Must have at five years’ experience in all areas of maintenance (e.g., electrical, mechanical, carpentry, plumbing, etc.)
- Must have HVAC installation experience.
- Ability to talk respectfully with, understand, empathize with, work with and be tolerant of members, residents, patients, families, visitors, peers, supervisors and other outside contractors.
- Must have valid driver’s license and maintain “clean” driving record.
- Proven ability to work effectively in a team environment.
- Must be able to effectively communicate, read, write, and follow oral and written instructions in English.
Pay Range $23.00 - $27.00 per hour depending on experience. $1,500 sign on bonus.
