Job Description
AHRC NYC is seeking a Senior Coordinator Maintenance Foreman.
Pay Rate: $34.89 per hour plus a comprehensive Benefit package. See Benefit information below.
General Responsibilities:
- In the event that the Coordinating Foreman/Foreman/Field Supervisor/Porter are absent, the Senior Coordinating Foreman shall be required to replace and undertake the role of the worker he/she is replacing, up to and including the day-to-day maintenance of sites, including the cleaning of all corridors, classrooms, and cafeterias throughout the building.
- The Senior Coordinating Foreman will further be required to replenish all sanitary napkin, hand towel, toilet tissue, and soap dispensers.
- Wipe clean and polish all brass and glass fixtures. Light fixtures, A/C vents, metal trim around doors, entrances and elevators must be dusted. The use of a ladder may be required.
- Remove debris and sweep clean all sidewalks, street gutters, and parking lots when applicable.
- Remove snow from the outside of the building and apply calcium chloride to sidewalks and other properties allocated to them. In addition, to supervise and coordinate the activities of the other workers involved.
- Assign tasks and inspect completed work for conformance to standards.
- Issue supplies and equipment.
- Resolve worker’s problems (e.g. poor performance, poor punctuality and attendance, inappropriate work behavior, and other issues) or refer matters to the appointed supervisor. Train new workers, record hours worked, recommend discharge of incompetent workers, and perform other personnel duties as required.
- Must be available to work a flexible schedule, specifically working late hours, early mornings, weekends, including holidays, or as required by the Regional Manager.
- Must be able to travel throughout the metropolitan area using his/her own transportation or any agency vehicle (if he/she has been approved to drive, and meets agency driving policy).
Essential Duties and Responsibilities:
- To supervise and assist the Coordinating Foreman in meeting all site’s specifications.
- Responsible for completing all Quality Assurance Reviews (at least 1 per month for each assigned site).
- Careful and accurate notes must be taken.
- Appropriate follow up must be taken and documented.
- Data taken in the Review should be shared and explained with the appropriate employees (e.g. Regional Manger, Coordinating Foreman, Foreman, Porter).
- Identifying the problems is only one half of the process; follow up is essential in order to fulfill the purpose of completing the Quality Assurance Reviews.
- To collect all monthly billing in a timely manner (no later than the 10th day of each month, preferably closer to the 1st of the month). This includes the proper billing of periodical work, which requires an accurate computation of figures.
- To collect and submit all payroll no later than the end of each week. The Senior Coordinating Foreman must keep the proper records and have the organizational skills to make sure that employees are paid accordingly.
- To keep an accurate inventory of all cleaning supplies and equipment. This means being able to identify where certain equipments are, what condition they are in, and to ensure the proper maintenance so that they may meet their entire life expectancy. Also, there must be a monthly inventory of cleaning chemicals and supplies for each site to meet budgetary standards of that particular site.
- Responsible for securing bids on any machinery or equipment exceeding $500.00.
- To be a working supervisor, who can organize and work along with Periodical Work Crews, but not limited to Floor or Carpet Maintenance.
- To take a lead role when it comes to handling snow removal obligations within you own designated territory. Also be able to provide a natural back up for any other snow removal sites, which do not ordinarily fall under your responsibilities.
- To oversee and implement facility maintenance and landscaping.
- To implement, oversee, and follow the van schedule, and follow all Agency Vehicle Policies (especially when parking designated vans in assigned parking spaces, as stated and request by the Department Head and/or Supervisor).
- Finally, it is important that the Senior Coordinating Foreman not be limited solely to a supervisory role to meet all of the site requirements. Most of the work shall be completed out in the field. This means that the Senior Coordinating Foreman shall be an asset to all sites, which requires that he/she travel via his personal car or agency vehicle (if approved to drive) on a daily basis throughout his/her assigned territory, and also to inspect other non-territorial sites as requested by his/her supervisor. This is the essence of the supervisor’s role: to inspect, to check, to correct, and to ensure that all sites meet and exceed all standards and specifications.
- The Senior Coordinating Foreman is required to respond to all emergency calls, which may take place at any given time of day or week, including holidays. The supervisor must respond with the appropriate plan of action including back-up personnel or fill the shift on his/her own.
- General duties may not be limited to the above.
Qualifications
- Must have at least 5 years supervisory experience. Must have relevant Porter/janitorial experience.
- Should be well organized, highly motivated, and extremely proactive.
- Own transportation is preferred.
- The Senior Coordinating Foreman is a professional individual who has the analytical capacity to conduct his/her performance with the utmost respect to his supervisor, coworkers, and employees.
- He/She is considered a leader and shall set an example to all other employees
