Position Overview
The role supports the full acquisition lifecycle for real estate investment opportunities, including sourcing, financial analysis, due diligence, and transaction execution to achieve targeted investment returns. The position includes both acquisition responsibilities and asset management duties.
Responsibilities will include:
Acquisitions
Financial Modeling & Analysis
- Develop and maintain comprehensive acquisition financial models
- Execute investment underwriting using institutional metrics (IRR, equity multiple)
- Conduct scenario analyses to identify and quantify investment risks
- Create professional investment summary packages and presentation materials
Support Investment Analyses
- Organize and present supporting materials for investment analyses including investment committee memoranda
- Responsible for returns calculation, sensitivities and all analytics
- Prepare competitive landscape assessments and market positioning analysis
- Support preparation of quarterly investment pipeline reports
Support Due Diligence
- Support execution of transaction due diligence including legal, tax, physical and environmental, title/survey.
- Responsible for setting up, maintaining and sharing of all transaction files with other functional groups including strategy and research, finance, asset management and development management
- Support in obtaining all required management approvals for transactions.
- Coordinate third-party consultants and review preliminary findings
- Identify potential deal risks and propose mitigating solutions
Support Closing
- Support closing of acquisition
- Coordinate and obtain all required internal approvals
- Coordinate with finance to access funding within required time frame
- Coordinate documentation and meetings with transaction counterparties and service providers
- Setup, maintain and transition all data files to other functional groups including finance, asset management and development on close
- Assist in preparation of closing statements and reconciliations
Other
- Efficient transfer of acquired properties to asset management
- Sourcing of real estate transactions – develop relationships to assist sourcing new acquisition opportunities
- Ad hoc projects as needed
- Support investor reporting requirements for acquisition activities
- Maintain acquisition database and deal tracking systems
Asset Management
Portfolio Strategy & Planning
- Undertake broad asset management responsibilities with investment performance as objective
- Support on implementing Strategic Asset Plan and regularly evaluate performance of assets compared to strategic asset plan
- Assist in the preparation of hold/sell analysis, asset management strategies, business plans working closely with local/regional investment teams and fund managers
Leasing & Property Operations
- Focus on leasing across the portfolio, managing relationships with agents and existing tenants
- Manage property managers, budgeting, capital planning and operational matters
- Collaborate with development managers to ensure developments achieve return and operating targets and manage project budgets in line with fund objectives
Transaction Support & Valuation
- Assist in providing strategic and asset management input for potential acquisition opportunities and subsequent due diligence requirements
- Develop and implement disposition strategies to maximize exit value, including preparation for Investment Committee approvals, vendor selection and sales process oversight
- Assist in managing the asset valuation process in consultation with relevant fund teams
Reporting & Financial Analysis
- Provide information for and assist in the production of investor reports on a monthly, quarterly, bi-annual and annual basis
- Support completion within the team during financial analysis and asset modeling including:
- Underwriting (incl. cash flows, sensitivity analysis, IRR analysis)
- Valuations
- Strategic Planning (Hold/Sell)
- Review of financial models ensuring accuracy, quality and consistency of analysis
Requirements
- Bachelor's degree from a top-tier university in finance, economics or related discipline
- Min 3 years relevant experience with demonstrated track record of excellence
- Experience may include roles at bulge bracket investment banking firms, leading private equity firms, blue-chip investment management companies, institutional real estate investment firms, or other prestigious financial institutions
- Relevant experience should demonstrate sophisticated financial modeling capabilities, complex transaction analysis, investment underwriting, and/or asset management
- Strong technical aptitude with advanced Excel, financial modeling, and valuation skills
- Prior exposure to commercial real estate transactions, portfolio management, or asset valuation considered advantageous
- Real estate, credit analysis and/or accounting experience desirable
- Proven ability to perform under pressure with exceptional attention to detail
- A can-do, positive attitude and willingness to work diligently and entrepreneurially on tasks with tight timelines
- Ownership and desire to produce quality and timely work
- Analytically inclined, detail oriented and organized with focus on deliverables
- Superior verbal and written English communication skills with polished presentation abilities
- Outstanding interpersonal skills with ability to engage effectively at all levels
