The HVAC Systems Specialist oversees and completes preventative maintenance and special projects, keeping proper documentation for completion rates and timeframes; oversees and performs contracted services; and represents Plant Operations at all safety committees, quality improvement, construction projects and staff meetings, as appropriate.  Has working knowledge of heating, ventilating, and air condition (HVAC) systems associated with Hospitals and Health Care facilities, including chillers, circulating water pumps, air handling units, exhaust fans and supply fans. Has a thorough knowledge of the operation of variable and constant air volume terminal units and is experienced in testing and calibrating both pneumatic and direct digital controls associated with each.

  • Maintains, repairs, installs, calibrates lubricates, and adjusts all types of plant equipment including various types of heating, ventilating, air conditioning, and refrigeration equipment.
  • Maintains and repairs boilers and associated support equipment and controls.
  • Conduct inspections of facilities equipment and services.
  • Responsible for implementing customer contract
  • Oversees and performs contracted services.
  • Responsible for Implementing Equipment Management Plan.
  • Evaluate and prioritize unscheduled requests against scheduled requests.
  • Complete unscheduled requests within 36 hours of receipt.
  • Contacts vendors to complete contracted PM's, oversees vendor performance and monitors completion per manufacturer specification.
  • Communicates with customer regarding equipment status, and proper operation.
  • Communicates to customer and supervisors service needs not included in contract.
  • Schedules moving of supplies, furniture equipment as not to interrupt scheduled events.
  • Adheres to hospital policy on the usage of Paid Time Off and Extended Illness Time.
  • Employee shall conform to regulatory, customer and organizational requirements.
  • Operates equipment and performs job-related duties in a safe manner.
  • Responds appropriately to fire, safety and disaster situations.
  • Maintains equipment in such a manor as to maximize equipment and to protect usable life.
  • Conducts repairs and preventive maintenance tasks on all HVAC and related ancillary in the physical plant, in a safe and proper manor and in accordance with EOC and department policies and procedures.
  • Maintains logs of daily readings as required.
  • Responsible for accuracy of equipment inventory: including tagging of equipment, initial inspection, additions and deletions.
  • Maintain proper placement of tools, trash, and scrap material immediately after completion of project. Paint assignment completed neatly in a timely manner.
  • Identifies and implements quality improvement efforts.
  • Ensure no patient discomforts or down time of essential equipment.
  • Reports to work on time, and if necessary, reports tardiness to appropriate person.
  • Maintains a professional appearance, according to job requirements, at all times.
  • Utilizes Personal Protective Equipment (PPE) in the appropriate manner for optimal personal protection.
  • Provides feedback to management on sales opportunities.
  • Creatively seeks new opportunities to increase productivity without increasing costs.
  • Continually looks for cost savings as well as enhancement opportunities for the hospital and department.
  • Attended all required mandatory educational sessions.
  • Assumes personal responsibility for ongoing continuing education and professional development.
  • Accepts additional work assignments as assigned by supervisor.

Experience, Education, Training, Special Skills, and Licensure:

  • Over 8 years of experience in the following areas, Comprehensive experience with Building Management systems. Knowledge of HVAC requirements for Operating Room, and other treatment areas, with air change rate requirements and testing procedures.
  • High school diploma or its equivalent
  • Ability to analyze HVAC systems to identify and correct problems. Knowledge to test and balance air handlers, pumps and fans, and system components (terminal units with pneumatic or direct digital controls).
  • Auto Cad / Technical drafting.
  • LA drivers license
